I filed for Chapter 13 to keep my home. I was out of work for over a year and things really went bad. I am back to work now making about 75,000. I have $50,000 equity in this house. Because of the Chapter 13 my credit score took a huge dive. Any suggestions? Home appraised for $230,000 and I owe about 163,000. Help!

My mom is a widow and has her home up for sale. There are buyers for the house but there was a mistake on how the papers were written up so the closing fell thru. Now they are trying to go thru another bank. RE lady is telling my mom that it WILL go thru and that even if it doesn't the people will pay. She let the people in my mother's house to paint and did not tell my mom till' AFTER the fact. THEN let them move in their furniture and didn't tell my mother until my mom mentioned she was taking a ride to check on the house. She said they signed a waiver but my mom hasnt' seen it yet. She is upset because she doesn't know if these people are living there and the RE lady said that she doesn't want to upset the ppl so the sale doesn't fall thru. My mom wanted to look at the house and take pictures before it was sold and is so upset. Is this right and okay? RE lady says it is common. She also said they will pay rent for the next few wks until closing goes thru. Is this okay?

I have a house with Marble baths and kitchen, vaulted ceilings in living room including a custom oak stairway that leads to master bedroom (on second floor), custom oak cabinets, full 100% fin basement, 4bedrooms, 3 baths, and whole first floor (except kitchen/bath) has brand new maple hardwood flrs, new electrical-plumbing-drywall, EVERYTHING NEW except brick exterior. The highest sold for $300k but that house is minimumly rehabbed, cheap kit cab, white bath, plain like, while my house is top of the line.
Know the question is, How in the world is my house, with all those extras (maple hardwood, marble bath/kitchen, oak stairway, vaulted/cathedral ceilings in living room) that no other house in that area or within a mile or 1.5 mile radius has be compared and valued the same as the lessor house, the one sold for $300k? Why can't an appraiser adjust for those "extras"/go outside that area and say because of these extras, this house is worth $330-350 and lender excepts it????????

Our landlord told us he just re-financed the home and it caused the payment to increase. So, he is raising the rent. Our 1 yr. lease was up in Sept.'06. We are no longer in a contract. Is this fair ?
Please, help us understand why the large($200.00) increase and your opinion as to what to do. Should we look elsewhere ?

Agents who list houses are probably inclined to sell directly to an individual rather than to another agent's clients. So is it smart or not for a buyer to engage a buyer's real estate agent?

Here are the details. My house is located in a small town of about 16,000 people. Recently on my street our community has been awarde the Ray and Joan Croc of 24 Million dollars (the people who own McDonald's) grant too build a Croc center. The Salvation Army actually won it for my town. They are building right by my house. My house is worth about $60,000 tops. I currently rent it out for a profit of $200.00 a month. The Croc Center now owns both properties on my sides of my house. The salvation recently called me and asked if I wanted to sell my house. I told the gentlemen who called that my property wasnt even on the market and I use the property as an investment. I'm 26 years old. I have rented my house at this price for 3 years. I stand to make over $50,000 over the next 30 years. I called them back and told them to make me an offer. If I had to ask I would ask $120,000. IS this too much or too less to ask considering what the property is worth to me. Any suggestions?
