I'm looking for a person comfortable and has some capital to invest to invest in RE in the DC/NYC areas. where do you look for someone like this? Anything online/mags, any help is appreciated.

I bought a townhouse 1 year ago and got in one of these silly ARM loans. I am right now talking to a loan officer about refinancing. He pulled up my credit and my value and it is 200,000. I owe 220k. but fortunally i was able save 20k this year. My question is that i notice other units are up for sale for 190k. I told my loan officer and he said i should not worry it probally appraise for 205 ect. What is involved in this process, i really want to get in to a fixed program. The loan officer already told me i quilfied with credit and income.

She went into detail that it was safe to do and included how sucessful she had been with it. Her boyfriend was the orchestrator and he recieved 8000.00 of the 20000 i got and she made sure of that. The program allows the sellers to use my good credit for a fee,pay off their mortgage and pay the mortgage for 12 months so that they can improve their credit and repurchase their property.All this while they are allowed to remain in the property for the 12 months.They were only held accountable for paying the property tax and insurance which they did not pay and I just found out that is in my name as well. Now when I call any of them they tell me that I will have to take care of it. I am on disabilty and currently suffer from mental health. They told me some risk were involved at the interview all the sellers said for certain they just needed time and they would get their property back. So far one sellers did not come back and now I am stuck with a over priced distressed property. Help!!!!!

I have a question a year and a half ago we took out a 70k home equity line of credit out and they appraised the home at 220k."i never had a company to look at it or pay a fee" Now i went to my lender to refinance our 1st ARM mortage that is for 135k. They sent out an appraiser i pd for 300 bucks. and they appraised it for 185k. The loan officer told me i am now 20k backward on my loan. i asked him why did it change 1.5 years ago, he just said things change. and told me they cannot do anything.
i did research on this pissed off that i am, checked back to properties that sold at that time was 182k. I live in a townhome community, all units are pretty much identical. So who can i hold accountable for this, i have a copy of the report that showed my value at 220k. Someone told me that used a computer to figure it out, is there anything that is illegal here?

If I look for a rental house now, the insurance, tax, and mortgage, all are much more than the proposed rent (not even including fixing/renovation)....this would mean putting in my own money for awhile.......how much is too much to put in? Will I gain in profit because of the increase in appreciation of the value of the house? Do I just keep holding on to it? How do you make money with rentals....if you are putting in so much of your own money tocover the costs of expense? Thank you!!!

I'm specifically asking as a renter about what I should expect to be repaired/kept up. I know that certain problems actually fall into a category of "health risk" and I am entitled to have it remedied myself and deduct it from the rent. Can I find some examples of these? Our fireplace flew won't stay open and we nearly got esphixiated.

Real estate question..
I am very unhappy how the agents promised me they were going to put my house in all the newspapers and real estate book. They have not put it in one paper. When people come to see my house the agent is rarely around and i'm doing all the work. There was one couple that was interested but needed to work some stuff out with the house they were selling. Since my contract is up shortly if this couple wants to buy my house after the 6 months do I still need to pay the agent their commision? Any help would be greatly appreciated. Thank you all

You sign these contracts for them to be your realtor. Then they fall asleep and barely lift a finger to help you sell your property. Can I just say, "You're fired!" and go about finding someone new?
Or do I have to do it a certain way without getting sued myself.

Through a major screw up, my Sister has found out that her home, a BUILT home, not a mobile home, is seventy feet on another persons property. The bank that hold's the mortgage admit';s the error is their fault. (She paid title search, survey, etc.) The owner's of the land won't sell, so the bank's offer is to move the home 100 feet over. I say it's a bad, bad idea. What do you think?

I just want to move at this point. The place smells so bad. When I went to view the place before I began renting I didn't smell the cat urine because there were all these air freshners. I didn't think much of it, but after we moved it the smell was overwhelming. I have tried to clean and nothing works, the carpet needs to be replaced. The landlord is apparently a slum lord and needs to learn a good lesson in being honest. Can I break my lease?

this is the second time he has done so to shwo propsective buyers the building. he told us at the time of the lease that he would not enter the apartment without informaing us first. Well, now he has done so AT LEAST 2 times, because we happened to be home those times. I checked out my lease and it says he may enter my house anytime.
what do i do? i do NOT accept this at all! how can i get out of my lease for this? it makes me very uncomfortable that i found out he has brought people into my home without my knowledge
