Different banks require different things. It sounds to me if you have 25k to put into the deal right off the bat you should have no problem getting the loan. Interest rates will be the thing they try and jack up because of poor or no credit. Shop around for the best rate using the info you have given here. Also The condo or apt. thing would work best if you had 2 units. You live in one side and rent the other. With 25k down and rental fees from the other apt. you should be able to pay of the mortgage very quickly, thus owning both sides and increasing your monthly cash flow. Start saving the monthly(or weekly depending on the need in your area) rent for your next "move" and you may be able to keep both units when you decide to move and let them help pay off your new place. Real-estate can be a very profitable "savings" plan. With an avg return of 15% a year or more. P.S. Make sure you get an iron clad rental agreement drawn up by your attorney before renting to anyone.
