I am looking to find a suitable inventory with houses at the best value. December? Seems like houses are pretty picked over and the right house is hard to find. I am thinking of waiting till January/February. Should I wait longer?

January/ February is good. Many people wait until listing their house until after the new year instead of doing in December. January is slow for home buying so you may be able to get a better deal than if you wait until May or June. Inventory will be greater in the summer but the chance to get a bargain will be less.

You are really out of time to buy this year anyway.

There are tons of condos and townhomes going up in Houston. Personally I'd stick to a single family home and one in a subdivision that isn't brand new with houses still being built. (you'll never be able to sell yours if necessary when someone can go down the street and buy a new one for the same price.

Jan/Feb is good but the inventory of homes on the market is generally lower. I've heard you can haggle price a bit better during this time.

Inventory really starts to pick up in mid spring and summer & depending on the market conditions you might be able to haggle the price a bit better as there is a larger inventory of homes to compete against.

Buy houses in the winter, sell them in the summer. More buyers are out in the summer (don't want to transfer kids from one school to another).

Sellers on the market at Christmas time NEED to sell. Regular buyers put their house shopping on hold during Christmas.
