Why are houses much cheaper in areas that have a higher percentage of african americans than thos containing caucasians

Your question is politically incorrect (in that it insults some folks). But to give you a generic idea, you'd have to simply look at the income levels between races. The less money you make, the less you can buy. If you buy cheap houses, you'll get cheap value. Mind you, your area may sprout and get appreciation (like what people are seeing now with coastal areas).

I've been in neighborhoods, where black people live. The houses cost $400k-500k plus.
