I am going to make a low ball offer on a house. What all needs to be included in the offer? What can I reasonably put on the sellers shoulders?

With all the property being purchased and sold, One wonders how someone can justify charging outragous fee(s). I have purchased a home, and my alledged closing costs were almost 8,000.00!
Now either I am in the wrong profession, or someone is really making more than anyone else. Can someone explain it to me?
Is there any laws concerning what can and cannot be charged?
And just to think, It used to be a simple Handshake and sign one paper (a promissary note).

I had an offer not accepted on a home. The agent told me she couldn't tell me how much the accepted offer was. How do I find out, short of waiting for it to close.

My apartment's lease is up in February. I am looking for a place for just myself. I don't understand the whole process of buying a home/townhome/condo/loft, so the first thing I want to do is rent. But, people keep telling me I'm throwing away my money by renting.

So...what are your thoughts? What about the whole rent to own thing?

I'm on a bit of a time crunch. Is buying a home time consuming? If so, should I go straight for the rent to own thing or just stick with renting for now until I figure it all out?

Where do I start with owning my own home? Do I have to already have lots of money?

I bought a house on a corner 2 years ago, had a title search ( and title insurance ) the only issued easement was from a phone company and I understand that on a corner I have to give right of way footage from each road, now my question/problem is this, a local gas pipeline company has given me 7 days notice that they will be removing several trees and a building from my property because they are obstructing the arial view of the pipe, there is no recorded easement at the register of deeds, and the pipeline company says they have the easement in hand, ( from the early 1940s ) so is there anything I can do? is the title company liable? isn't an easement abandoned after 60+ years? I am loosing several mature very large trees and an out building with a concrete floor,( that was built in 1965) w-power and water of its own. and I am also probably losing a lot of equity in my home. if they come in and clear cut my property. Had I known about this I wouldnt have bought the house.

I'm a 21 woman and my dad and I live together. We are both definately able to live seperately, but splitting the bills is just A LOT easier on us finacially. I'm ready to make the move & he is supportive of that. We are in no way "attatched" and we hardly even see each other at home. He is alway out at a significant others place and I'm at my BF's place a lot. I'll be in the same city, just in my own apt somewhere else. I will not have a roommate, nor do I want one. I know this will happen in the next 6 months or so. I need all the advice possible to help make this a smooth transition. What should I beware of, what do I need to know, what difficulties might I face? Can you give ANY advice at all?

I will like to move out sometime next year, only 18 , so i still go to school, and i will like to know around how much will i have to be making a week to live in a small apartment? So i will be going to school, working and i will also need some time for my self, and if this dont work out, i might just have a friend room mate.

my ex keeps insisting via his lawyer, to keep dropping the price on a schedule whice ultimately ends in May at 237K.What little profit I receive is,in essence, my "retirement" funds. I have given away all my previous retirement funds and most of my 401K monies to get to this "dream/retirement" home. I want to keep my excellent credit rating. My ex will not directly communicate or cooperate in this situation.I am 60 and have worked a lifetime in the accounting field.I hoped we would sell this custom-built home here in western WI immediately after the divorce but the changing market dictated other issues. Thus, we are "struck" with a beautiful house and unable to sell are a "reasonable" price. In sum, I wish nothing else but a fair shake and to move on with my life and dreams--aborted as they are. I can not afford to litigate further or change real estate agents(I work for a military contractor)--there must be some way to find a equitable and reasonable plan of action for seeking an end.

I want to expand my portfolio to include rental real estate. I've read a few books and bought Carlton Sheet's course, but I'm looking for advice from someone who can provide me with answers in layman's terms. I have bad credit and no cash. Should I try and proceed anyway or keep reading? Also looking for a mentor who would take me under his wing so-to-speak. Any advice would be greatly appreciated.

I have money sitting in escrow from a real estate deal that fell thru. I was denied by the co-op board... How do I go about getting it back? I have no lawyer anymore. How long can money sit in escrow? Is there anyway the seller can try to steal it from me? If I wanted to get it back does it have to go to court?

A couple who were renting from me moved out early (because they purchased a home) - their lease at the time would not end for another 7 months. I said they had to pay the rent until someone else moved in. They refuse to pay the rent due to me.

I had a tenant who moved out early, she paid me for 2 weeks of rent, which of course the check bounced. I tried to re deposit the check, but it would still not clear. I live in Florida, and i would like to know what my next move should be in order to get my funds. By the way, the bounced check writer, will not return any of my calls.

I took on a tenant in July of 2006 in Vancouver, Canda. Till august ,everything was fine.

He failed to pay me rent for September and October, so i served him a final notice to move out. In late October, I had to travel out of Canada for work. I am still overseas and coming back in January. It is told to me that the tenant has failed to move out of the house and it is already December, and there are no signs of him leaving (moving trucks etc).

He has not paid rent for 4 months. There is no action I can take on the ground since I am not in Vancouver. I contacted the tenancy board in November to resolve this issue and they were of no help, saying I give further notices. That hasnt helped either. This tenant has overstayed his welcome, not paid rent for 4 months,has harrassed me and is illegally squattting now.

-Do I have a police case against him since he is illegally squatting?

-How can i be rid of such a pest? I want him out ASAP
