It's very easy to split up registered land and sometimes well worth the trouble. Property developers do it all the time.

Get copies of your title from the Land Registry together with a file plan. Mark on the plan the new boundaries. When your solicitor is doing the conveyance give him / her the plan with the new boundaries showing the land being sold. The solicitor will take care of the rest.

New title numbers will be issued by the land registry for the house and the land.

You need to create separate title deeds with the ladn registry so just cut to the chase & see a solicitor. The $64000 question is, having done this can the land be built upon? This has huge bearing upon its value.

NO way you can do that

The price that you will get is for the peice of land and not your house.
A house can be demolished but not the land
and the house is only a structure built on the land
