You don't need to find a realtor if you're renting. More likely than not, a realtor will try to look at your budget and "sell" you a house. If you're interested in finding out what you can afford to buy, that may be helpful, but if you're STRICTLY looking to rent, skip the realtor.
There are rental agencies or relocation agencies that will do the search for you. Obviously, it will save you a lot of time and headache. But I'm not sure if it would necessarily save you any money.

Maybe, maybe not. Just keep in mind that there could be a lot more fees with renting a house vs an apartment. Call the utility companies to see what the bills... actually are. You need to spell out lawn care and liabilities. There are landlord/tenant laws so you do not need a realtor but if you are concerned about these things a realtor might not be a bad idea they can help you with questions and screen the home owner.

Get a real estate agent. In California, real estate agents get paid by the listing agent/owner to find a tenant. An agent can show you rentals with no issues and negotiate on your terms.
You can even search some agent's websites for real estate rentals.

We listed our rental property with an agent. We didn't have to do any screening by ourselves. And they will show you exactly what you want. We paid the fee, not the rentors.
