I am a homeowner and I rent two rooms out. Me and my boyfriend decided we would be happier to live in the house by ourselves. My tenants are unpleasent to live with, but they are in a lease. Is there anyway I can terminate my own contract?"

Is there a clause stating how many days notice it takes to terminate the lease? If so you are obligated to honor that time allowance. If not, check to see what your state law requires. Generally a 30 day notice is best for all involved!

The first thing is the terminology of the contract. No matter where you live both tenant and land lord have laws to abide by. As far as breaking the lease goes... well if they are unpleasant in any of these ways; pollution of common areas (trash,odor), noisy, intrusive, encourage loitering, high traffic of people (which can be an indicator of illigal activity, ie. drugs, prostitution), harm or threats of harm to other people (can be verbal or physical).

These things are the grounds to teminate a lease. However, to terminate a lease based on some of those things as a home owner there are rules you need to follow. You must give a verbal or written warning of the offence to the person. You can't just one day be like you have to leave now because you stink up the place. You must tell them they stink up the place so that they can rectify the situation. Also, you need to know the different laws that apply to evicting a tenant versus terminating a lease and the laws of eviction.... very important.

So if they are unpleasant on many fronts, all you need to do is confront them about transgressions and inform them of early termination of the lease to due them reducing the quality of life of yourself and others. In most cases you need to give them at least 30 days to leave to make it legit and not cause and drama later.

Pay them what the rest of the lease is....if they are allwowed t6 months left pay them 6 months left.

You can pay their expenses to relocate them and give them some money but you need to give sufficent time for them to find
another place!

No you can't.

You could talk to them and tell them how you feel and ask what it will take for them to move out.

Hopefully, they aren't psycho.
