I make great money, my credit is very shacky with a small FICA Score of 590, Now that I am making good money I am paying off my debts and should be debt free in a yr. Also in 1 yr my contracted job ends. I am in the middle of making a transition, of opening a buisness, and realisticly looking at making between 6,000 on shaky months and atleast 9,000+ on normal to good months. But my Credit is bad and I found A condo I would like to own , provided the Contract is Favorable should I do rent to own. I mean I cant be 100% my buisness plan is going to go exactly how I want it to go. I think I am a smart buisness minded individual, before I make this decision, I would like thaughts from other intelligent people. Please keep in mind I am in Central Cali, and the Market is down right now. Any inputs would bve greatly apreciated.

Which do you think would be better? My husband needs to build more credit so renting would help us afford a better home a year from now.. but buying now we wouldn't have to worry about it being "someone elses home".... I'm stuck.

I have started learning about real estate investing and I've been searching for properties online. I called an agent (that works at one of the top real estate companies) and left a message for her with a with a question about a property. That was 2 days ago and she hasn't called back. I feel this is unprofessional. Does she care to sell the place? Or are agents just really busy? It's making me want to deal with another agent instead of her.

Also, I called a mortgage banker at Chase and he never called me back either.

I don't understand why people don't call back. Is this common?

What is the legal definition of a condo and what are the differences between a 'townhouse' and a 'condo'? And how about a 'PUD'; I know what it is but how to determine if a property is one?

I am going to be breaking my lease 3 months early since I bought a house. I have reason to break my leases due to poor repairs but to honest I don'twant to gop through the hassel. My clause states that I only will have to pay 550 in re-renting fees (not the rest of the lease) which is good. I mean will take them to court if I HAVE to but but wanted do it this way first. I am giveing 30 days notie but have writers block and I do not want to pay $7 for just one letter.

Any ideas?

The inspector said that the joists need to be replaced or sistered- several contractors disagreed and said only the subfloor needs replacement. Im going to be renovating and selling the house but who should i believe, and when i sell this house in a few months, would another inspection by a new buyer hold the sale up and force me to replace these even though a contractor says they are fine?

when I originally purchased the house, I was told the same thing when I signed the loan papers, but when I divorced my 1st husband, the judge told me that if he wasn't on the loan, he didn't have to be on the deed. Now the broker is telling me that yes he does. Seems to me that if I'm the only one responsible for the house payments, I should be the only name on the deed. Who is correct?
