The home was gifted to the seller and they never invested any of their own funds in it.

Depends.

If they need to sell it to help pay for another house they'll have a certain amount they won't go below.

If they inherited the house and already have their own they might dicker with you rather than hang on to it and have to start thinking about taxes, insurance etc.

If they plan to use the proceeds from that gift house to purchase a new home for themselves, they probably don't have a lot of room to accept less money. Because of the high prices of homes, (new and resales), it usually means each seller is looking for every possible dollar.

But, if they don't need the funds immediately, they might be open to less on the sales price, if you offer them some "perk' in return.
Think about your offer, and see if there is something that will make the seller's life a little easier in return for shaving a few thousand off the sales price.

Good luck

Every situation is different, and every person is different.

Some people might view the house as a bother and be happy to take a low bid. Or, they might not want to pay the insurance and taxes on the property and so be looking to sell.

However, other people might feel that since there is no mortgage, it doesn't cost them much to just hold onto the house as an investment, hoping the market strengthens. Or, view this as an opportunity for from rental income.

It is hard to say which just on the information you gave. You will need to see if you can get more information.

I have some of those and when I put them on the market I don't worry about the money since I don't owe any on them. I sit and wait for what I want, If I need money real bad, I go and borrow against them. If on the other hand I use the old saying "easy comes easy goes" then there would be a chance that I would just let it go.

Yes, because they don't have to pay a realtor. Especially this time of year. . . who wants to pay to heat the home all winter if it doesn't sell?
