The inspector said that the joists need to be replaced or sistered- several contractors disagreed and said only the subfloor needs replacement. Im going to be renovating and selling the house but who should i believe, and when i sell this house in a few months, would another inspection by a new buyer hold the sale up and force me to replace these even though a contractor says they are fine?

Get written statements from contracors and inspectors... all to back up your decision... so when you sell you can show that you researched the issue... showing several opinions... what ever your final decision is... also how expensive or complicated replacing the joist going to be... If it is just weak... lot of times you can splint a joist... by securing boards on each side of the weakened joist, few jacks and you good to go.... I have rentals and went through this recently with a home I purchased to flip... this may not have been much help .... good luck!!!!!!

Rot is like cockroachs . . . hard and expensive to truely resolve. Unless you are a master carpenter it will be tough. The new buyers inspector cannot force you to do any work, but they will insist on a major price reduction to cover the cost of the work or walk away entirely.

Well the way to certainly avoid the problem is to undertake the most aggressive reapair. It's only a matter of $$.
