I am going to be breaking my lease 3 months early since I bought a house. I have reason to break my leases due to poor repairs but to honest I don'twant to gop through the hassel. My clause states that I only will have to pay 550 in re-renting fees (not the rest of the lease) which is good. I mean will take them to court if I HAVE to but but wanted do it this way first. I am giveing 30 days notie but have writers block and I do not want to pay $7 for just one letter.

Any ideas?

Try this:

To Whom it May Concern,

Effective (date) I will no longer be renting the property (address). As stated in my lease signed on (date) I agree to pay the re-renting fee of $550. Please see enclosed check.

I will vacate the property on or before (date) and will turn my keys in to (name land lord) on or before that day. Please contact me before that day to schedule a move out inventory. I can be reached before (date) at (phone number) and after at (give new address and/or phone). All repair costs should be taken from my security deposit and the remainder should be mailed to my new address within 30 days of move out.

Fill in the blanks, sign and date and keep a copy for your files. You may want to also send a photocopy of the lease agreement and highlight the section on breaking the lease.

Pay whatever the lease requires. If you give 30 days and do not honor the conditions in the lease your landlord can sue you and they will win. If there are repair issues the landlord had to be given an opportunity to fix it so that wont work. If you do not honor the terms your landlord can also report you to the credit bureaus. Any court judgement goes against your credit. Your landlord might excuse you from any costs but if he does get it in writing or it does not count. All real estate agreements must be in writing or they cannot be legally enforced.

If you're not trying to get out of any of the conditions in your lease, such as paying the $550, then it doesn't really matter what you write. Just state that you have purchased a home and will be moving out of the rental property on such-and-such date. It can be as short or as long as you like. But if the purpose is just to give notice, a one-sentence letter will do.

I have a program of rental agreement form and there was'nt one to request getting out of a lease early... I would document the repairs that the lessor didn't do and send a letter requesting to be let out with your 30 days notice... let them know the reasons... because them not compling to the agreement in the lease for them to make necessary repairs in a timely manner and if you not satified with the result and you feel they are charging you to much to get out of the lease ... take to small claims court its easy... let them know your intentions of suing them for their being irresponsible lessors... Lessors think they are god and they have control but... lessees have right too!!! good luck!!!!
