I rent on Cape Cod. My landlord refuses to make repairs on well water pump, and some electrical problems also. Can I withhold rent until repairs are made?? He's also threatened eviction. What are my rights? I've got 3 kids, I need water! Is he trying to scare me with threat of eviction?? I've been in house for 3 months and have paid rent. When I said "No repairs, no rent! He stated "No rent no repairs!"

I moved in to an appartment in May and the gate has only been working 30% of the time. For the last 2 months the gate has been totaly broken. In the lease it doesn't say anywhere about the gate. Would there be a way to find out if I can get a credit on the gate??

I heard there are companies that specializes in fixing bad credit, but don't they charge a fortune?
My credit score came out to 550-650?
I can't even afford to get a $500 limit credit card.
I am married with 2 kids.
My wife has a bad credit too.(but better than mine)
Maybe next year we might be able to invest $10,000 Max.

My renter is bringing like 2 or 3 people over every week and although she gives a day advance notice, it's like a pain in the butt after the first week or so. I still have two more weeks here but is this legal? This is the first place that I've ever encountered this.

She owned the house. I lived there over a yr. w/o a formal agreement - we used to be friends. We had a falling out and I found a new place to live, which caused her to flip out (girl is crazy). She kicked me out the day she discovered I was moving (3 wks early)- called the police to have me removed, etc. I moved out and paid rent & util's for the entire time I was there, as well as $300 extra for 'damages' she claimed my cats made. When I went to pick up my stuff the last time, she forced me to sign something saying I would go back and make repairs on the damages (b/c she wanted an add'l $200 that I didn't have). She would not let me leave w/o signing. It was witnessed by her mom and my friend. She was holding my items hostage and refused to let me get them w/o signing. I know - I should have called the cops b/c tenants have rights, but I didn't want to take it that far. In retrospect, I never woud have signed. Does the fact that she was threatening me void the contract?

If a property is listed under MSL, how do you find out who the original agency was that posted the property? Can you work out a better deal with the original agency vs another agency that has the property listed on their web site? If the standard commission is 6%, due you save anything $$ by working with the prime agency?

We are on the sidelines trying to decide whether or not to put in an offer on a house that has been on the market for some months and has dropped its price by almost 20%. Back in 2004 my rent was only 8.00 because I live in section 8 and I was not employed for the first few months, I made a money order for the rent and management picked it up, since then management has changed managers at least twice, this new one calls me and says that two yrs ago I made the rent for the wrong amount that I made the money order for only $3.89 but I don't know why I would make it out for only that amount! And now I must pay the late fees and difference from two yrs ago, but she claims she doesnt have receipts to show me because according to her... "Management is not responsible for keeping reciepts and I don't have copies" she says I should have copies of the money order but that one along with another was stolen with my purse shortly after I left the currency exchange that day? I think the burden of proof lies on her since she is the one claiming, she should be able to sustain her claim by providing me proof! Am I right? Please help, I was given a 5- day notice!
