If a property is listed under MSL, how do you find out who the original agency was that posted the property? Can you work out a better deal with the original agency vs another agency that has the property listed on their web site? If the standard commission is 6%, due you save anything $$ by working with the prime agency?

NO YOU DON'T SAVE ANYTHING, BECAUSE WHEN YOU BUY YOU DON'T PAY ANY COMMISSION WHO PAYS IS THE SELLER, BUYER CLOSING COSTS IS TO COVER THE EXPENSES ON YOUR 1/2 OF ESCROW EXPENSES AND ON YOUR LOAN SIDE.

LISTING AGENTS CHARGE 6% (MORE OR LESS) TO SHARE IT WITH THEIR OFFICE AND WITH THE AGENT THAT REPRESENTS THE BUYER, OTHERWISE BUYER'S AGENTS DON'T GET PAY.

The listing broker signs the commission agreement with the seller. Let say the commission is 6%. The the listing office and the selling office share the commission, say 3% each. So if you go to the listing office and tell that agent to cut your own agent out, the savings go to the listing broker or the seller. More likely, if the agent is ethical, he or she will tell you to go to hell. Besides, you are just going to be a one shot deal. But the agents cooperate with each other all year round. Don't be a jerk, respect other peoples livelihood.

The MLS is a method by which agents make an offer to co-operate with all other realtors and under what terms and provide the information required by the system to be provided to any viewer. These listings are also available to the general public for viewing through realtor.com Who you choose to represent you in the negotiations has nothing to do with the commissions; those are already set in the advertisement offer.

You mean MLS (Multiple Listing Service). The MLS listing has nothing to do with commissions and all your other questions. It is merely what it denotes. A multiple listing site of various properties listed through various realtors.

having it listed under MLS has nothing to do with the rest. Depending on your location you MAY be able to save a point if you contact the listing agent, BUT the listing agent does not have your best interest in mind.
