Private party transaction. I have the deed. The selling price was only $3000. Do I need an attorney?

Transfer the deed at you county auditor's site.

no but you need a title company to prepare good deed and have it recorded in the county of origin. you will have to pay any back taxes up to date as well as deed transfer and tax stamps in the county and to the state. All of this is true unless VA is an atty state in which case yes you will need an atty to give good title.

No, go to the town hall > records and deeds and let them process it.
PS ... They will charge a fee for title search and the transfer but not near what a shyster will .
