Say if I buy the property for 200k from the developer on a assignable contract, I then assign/sell it for 250k, how do I get my profit. Who does my buyer complete with?, me or developer.

Put the money I get back directly into another house? A friend of mine said (and she wasnt sure if this was true) that If I sold my house and didnt roll over the money I got back directly into another house, that there is a 30% penalty? Is that true? Does anyone know? Thanks.

The land lord on occasion would decrease the rent by $40 or $50 dollars for no reason of ours. We NEVER asked her to do so, we were never late and never asked for an extention. But she is now saying the other part of the deposit she is keeping is for the deduction of the rent. (the deduction of the rent she did on her own!)

She has made no other repairs on the house (repairs that she is charging us for) because the house has now sold and the new owners are living in it.

Can she do that? I am thinking of filing for small claims. What should I do? Try to call her and work something else out?

I have been working with a realtor for a few months now. During one of our property tours, I was surprised that she had already divulged my husband's lucrative profession to the listing agent before I arrived on the scene. Is this normal practice? If the listing agent becomes aware of the buyer's comfortable financial status, would this in any way prevent them from negotiating the price of the property to the buyer's comfort zone?

Hello-
I am in the process of buying a house that was repossesed from the bank... The house has no power to it and the water system is currently winterized... That means I can't tell if the furnace is OK, I can't tell if the well has water in it or if the water system is OK, I can't tell if the septic system is OK either... WHat can I do to make sure I an not buying more headaches than I know what to do with? It is a beautiful house that needs a little TLC and it will be perfect, but I am a bit leary of these three main items... ANy help or suggestion would be greatly appreciated. The house is located in Northern Ma... and right now it's a steal, but If I need a new well, septic, furnace... it will be a giant money pit. Thanks for your input.

I just moved out of an apartment I've rented for 14 years. It was small, and I often complained about the lack of natural daylight , but I was cool in it. The landlord decided that he wants to move to Florida and let his son move downstairs while he rents out the top part of the house. I now live in a spacious, brightly lit co-op apartment in the neighborhood where I grew up. Why am I having these feelings of depression? I own my home i'm only 19.I've never got any type of loan or credit and i have no credit history just equity.I recently applied for a small equity home loan I started working with a agency febuary 14 who said there would be no problem and i'd be excepted ,i got my aprasial done march 5 th and they got clear title and the aprasial back to them march7.today is march 19 and i still dont have a closing date this lady has been avoiding calls playing,games,stringing me along for no reason and i'm fed up.i'm right there at closing so im scared go do over with different company and i want to complain to her boss,and request a different agent,but im scared that may cause denial of my loan even though its been aproved,and or cause more delays i've told her i've used all my reserves and im starving and my electric and gas gona get turned off soon and she still takes days get ahold of me or get back and says shes sent things she didnt and not giving me info till last min etc what can i do?

I know this probably will be a dumb question for anyone in the real estate/mortgage business, but I'll admit that this is one area that I'm not too knowledgable on. I know that there are some assumable mortgages out there, but they are rare and hard to find - I'm just wondering why that is.... Say Joe Blow doesn't want to or can't make his mortgage payments - he doesn't want to default on his mortgage or just walk away from it, but here's Sally Doaks who's willing to take over the payments for him and basically assume the mortgage. If she has to put down a little "earnest money" she can.

The only reason I can see that this option isn't offered more is that maybe there isn't enough money in it for anyone in the mortgage business.

I'm probably missing something here - like I said, I'm not too knowledgeable about the mortgage business, maybe someone can explain this one to me. Thanx!
