Here's the story so far:

My wife and I found out about a house for sale by a contractor friend of ours in our small town. He was working on it during the winter months to stay busy. We've already viewed the house, he's showed us ever part of it that I could think of, and it's in tip-top shape.

On April 1st, he'll be done and he wants to sell it without a realtor, and my wife and I want to buy without one.

We already have a mortgage pre-approved for the house. But I've been told numerous times that now I need to hire a lawyer to finish the closing process.

Can't the current owner just sign over the title like on an automobile or something similar?

I have recently purchased a franchise and am in business for mjyself. So far, we are doing great in the business with income of about $6000 per month, however as a new businessowner, I have no idea how that computes when in 20 months I will need to refinance my home. Are there any issues i need to address so that when that time comes I will be able to refinance atb a fixed rate? My personal credit is good, score is about 670. But I don't have any business credit established yet. I'm not sure what I need to do.....Help.

i can't afford any actual properties for investment but are cemetery plots a good idea? As they get more and more filled up will they be extremely expensive a few decades from now? I am in Chicago.

I am facing foreclosure and need a refinance. I am capable of repaying back my mortgage but the problem is that i owe $250K and my home is only worth $219K right now and my credit is too bad to refinance. Other than my home i have never been late on anything else in my life!!! I have a 10% on my first and a12% on my second totaling $250K. I need a loan fast and am willing to accept any offers out there! FYI I have NO equity right now and a 450 FICO Score!

I own a 4-plex in which one of the tenants is not paying the rent. I have already given her the 3-day notice, but she does not want to leave!!! What do I do now? I know I cannot change the locks or cut off the utilities? I really do not want to pay a lawyer...is that my only choice?

Hello,

My husband and I live in Texas and recently decided to make a home purchase. He became pre-approved with them only running him, since I have no income and bad credit (stupid decisions in my youth that I am still working on fixing).

With the actual paperwork we submitted to the seller from the realtor, she had me sign as well since she was saying we live in Texas, thus my name needs to be on there since we're married. Does this mean that our lender will need to check my credit as well since the title company now has my name? Do we need to call them to take my name off?

Thank you for any answers in advance. I have been worried for some time now that they will end up needing to run my credit and it will ruin our chances.
