I split up with my ex over three months ago and up and til 6 weeks ago (except for issues with him paying the mortgage which have been resolved by his father paying it) its was going well, It got sold subject to contract within a week of going on the market but now he won't sign the solicitors paperwork, originally he was going to sign the paperwork and post it to me to sign, this never happened so I spoke to the solicitor and he sent me copies to fill out which I did and sent back. I went over to the flat on Friday for the first time in 2 months to see if I could get him to sign it and he wasnt there, the flat looks like it hasnt been cleaned since I moved out and it stinks, mold growing on plates, the buyers wanted to pop round with their mother to show her it on Saturday and I had to put them off, they already had to cancel the tree sergeon as they couldnt contact him. The phone has been cut off & bills are not being paid. He isnt responding to me the solicitors or estate agents!

We have just accepted an offer on our house. We were going to buy a new build in our area but they have all sold.
We are now looking for an older property in the area along the same price range but so far have not found one.
How long do you think I have got to look for a property without upsetting my buyer?

harrass me in front of my 10 yr old daughter.(hey you married? etc) There was a shooting in the apartment next door and my daughter was a witness questioned by police. I wrote a letter to inform the management I would be breaking my lease etc and would give a 30 day notice. They refused..so I moved out with NO notice. Now they are charging me 3,520.$. Can they do this? I thought 85% of 1 months rent was the fee.

My 24 year old son's room mate has met someone on the interent and invited him to come from another state and stay for two weeks. Both my son and his room mate work full time so this guy will be spending on average 10 hours per day alone in their apartment. My son does not feel comfortable with this arrangement but his room mate says "too bad, it is my home too". Neither of them have ever met this guy in person before. Any suggestions for my son? They have 9 more months on their lease so moving out is not an option.

Hi, everyone.

I'm trying to buy a house here in good old Texas, and I'm running into some issues. My fiancee is contributed greatly to our financial situation, but she has no direct income or credit. Thanks in large part to her contributions, we are finally in a position to buy a house. We plan to get married in a few years, but have decided that now is not really the time (for various reasons unrelated to commitment.)

In any event, it is important that her name be on the title/deed to the house, even though only my name will be on the mortgage. I have had various opinions as to whether or not this is possible (with some even suggesting that she can never be on the title unless she's on the mortgage.) Could someone with experience in this area please shed some light on whether or not this is possible, and what we will need to do to make it happen?

I have recently found out that someone has forged my deceased grandfather name to deed land and sale it. Can I get that land deeded back and have that person prosecuted?

I bought my condo in July '06. I upgraded the kitchen by adding a new Stainless Steel and black: fridge, stove and dishwasher. I replaced all the carpet, put laminate wood floors in the high traffic areas and added high quality ceiling fans. I planned on staying here longer, but I have been offered a job out of state and will have to sell. It is located in a very nice and quiet neighborhood with great schools and lots of shopping. I paid $115K for this 2 bedroom condo. How much value do you think has been added with the upgrades? How much should I list it for? Who are the best listing agents?

Will it effect the interest rate we get, the amount we can borrow, or both?
Some extra facts of our situation:
- We are looking at buying in ~90 days.
- We are not concerned about the amount we'd be able to borrow; initial prequals are offering more than we want to spend.
- We can put down ~10%.
- We both have credit scores in the high 700s.

Me and my fiance are looking to buy a home here in NYC. Needless to say, we need some help! I am doing a lot of grant and loan research for first time homebuyers, but am LOST!!!
If someone can give me some idea of where to start, any good terms I need to look up, what is the best loan to get? Also, any information on grant hunting would be GREATLY appreciated!

Selling my home myself. $400,000 appraised at $444,000, but the crash seems to be underway. Any links, tips advice on selling it myself? I fricken hate realtors. Sorry if you are one, but your greed is just too much. I know how hard I work to make $24,000 and I'm not giving it to you, to shove a few papers and show a house. Frocken nuts! I know how to get my home in the MLS, but need legal closing resources once I have a buyer.

Tenant hasn't paid rent, it was due 20 days ago. I issued her a pay or quit notice, she failed to pay by the 3 day due date. I then issued her a 30 day notice. What do I do next to make sure I can get her out of my home? She has now given me 7 explanations as to when she will pay rent or why she cant.

I'm wondering how can I search for available subsidized apartments? On websites such as apartments.com there's a little box that you can check for income qualifications apply... is that for expensive apartments or subsidized apartments? I have 2 kids and I'm looking to get out of a bad relationship, the area i plan to move to is in another state, will i be able to apply for the subsidized apartment without having a job? Any information you can provide would be greatly appreciative.

I make $42,000 a year and would like to purchase a home. I have a good credit background, am paying off my credit cards and student loans. I just finished up paying off my car. I'm trying really hard to budget even more. i'm living in my parents house, no rent. Can I buy a home? How much would a mortgage be including all the taxes and other fees? I live in Chicago and would like to live in the city.

I've heard good and bad. Bad if you plan on staying and good if you can sell with in the time period of the loan and cover the interest and make a profit on the house.

I am a first time home buyer. I applied for a internet loan for a mortgage. You know the deal you get multiple offers. I almost made the BIGGEST mistake of my LIFE! Because like a fool I did not check MY credit report myself BEFORE applying to know exactly what I was working with. I was offered a 2/28 ARM. I was told my credit was bad intrest rate was 8% with APR at almost 12. Then to make matters worse the finace company told me my credit score had gone down and they could not do 100% only 95%. It was one thing after another. When I applied they discouraged me NOT to go with a broker that my realtor worked with. The fees and points they charged me were unbelievable. As a last resort I DID approach the broker my realtor used and guess what? My credit is not bad and I qualified for a 6.5% 30 yr fixed no points nothing! Moral of my story is this no matter WHAT they say check around, compare and run your credit report yourself. They lie I am proof of this. Beware!
