We have not purchased a house in 15 years. Times have changed. We have already negotiated all the purchase and lending terms. Do you think it's necessary to have someone represent us at the closing?

Some of the forms are: affiliated business arrangement disclosure statement, affilitiated business arrangement disclosure, interest rate and loan point agreement, uniform residential loan application, choice of settlement agent notice.

I didn't think I have to sign so much for a pre-approval letter.

Any one know how bad a short sale effects your personal credit? I talked with a gentleman who specializes in short sales and says it only effects your credit for about a year and up to 40 points. I have excellent credit, so that doesn't worry me too much. I'm more worried that he is just telling me this to get my business. Thanks!

Two years ago I purchased a house. Now I am refinancing the house after adding considerable square footage. In the process of refinancing it was discovered that one of the seller's signatures was not notarized. Now begins the process of having to get the original sellers back to re-sign. In the meanwhile, I am being penalized by additional costs of interest plus undue stress. Do I have any recourse against the title company that handle the closing 2 years ago?

How does section 8 homes work? Are they only for certain families? How do I get a house to qualify to be registered for section 8? Please...any info. at all on this issue would be wonderful!

Need to refi our home. Here's the short of it. Home value ($700k), 1st mortgage 30yr fixed ($422k $3500/mo), HELOC 14yrARM ($198 $1450/mo), CC debt ($65k). No late payments of any kind. FICO 680. Down to one income ($70k). Hanging on by a thread to try and get a refi. We need to lower payments in order to pay off the consumer debt but can't refi because of that debt. We waited too long and used credit the last year to pay for stuff (I KNOW, BIG MISTAKE) Our broker(s) cannot find a loan that will refi to even be enough to pay off the debt. The most we would save a month is $300-1000. We need to lower the 1st mortgage to about $1500 to even make something work. From asking questions on yahoo, sounds like we are on our way to either going bankrupt or foreclose. Any thoughts on this. NO WISE REMARKS, I KNOW WE NEEDED FINANCIAL HELP LONG AGO. NOT LIKE WE ARE ANY DIFFERENT THAN OTHERS WITH THIS PROBLEM BUT WE ARE STILL MAKING PAYMENTS ON TIME...FOR NOW. The HELOC was a scam

So, I bought my first home in July of this year. It is a 1923 Cottage-Style 1 1/2 story, 930 square ft, with 2 bedrooms and one bath. It has great features like a 2 car garage, sauna, attic converted to a bedroom, and it's right near downtown in a great neighborhood.

I purchased it for $169,500 in Minneapolis Minnesota. This year I am renovating the bathroom to make it larger and adding a walk-out patio to both the front and back of the home. In addition, I will be re-painting all rooms and landscaping. I plan on spending about $10-15,000 on all these items (because my dad will help with most of the work).

From the above details, how much would my home appreciate...ballpark? Any thoughts on what I could sell it for in my market?

Ok so my fiancee and I are moving into a rental house and recently filled out a credit app. I don't have credit established but my fiancee does. What does the credit application do? What do people usually turn them down for? What are they going to think about me not having any at all? What if neither of us had credit then what would they do? I just need a little filling in....

Am I crazy putting 50% down on a 100k condo? The seller asked for 111k and she took 101k with new heater and electric, condo built in 78, 1400sqft, excellent schools, and $150 maintenance fee.

I found my county appraisers office online and I can look at home values online. If it has an assesed land value, an assesed improvements value, and an appraisal is the appraisal the same number I would get if I paid for an appraisal? Or is it according to some formula they have that has no meaning to the buying and selling of houses? Thanks in advance.

Or, can I sue them together, if the cost is less than the small claims limit? If the total cost is over the individual small claims limit can I just divid the total in half and sue each of them for that amount?

Since my brother isn't living up to the business agreement we made prior to me buying my home which is for him to pay half the mortgage which is $1100.00, I pay the other $1100. and the rest of the household bills, now I am going into default because I can't pay $1100 plus the houshold bills, water, electric/gas, taxes, phone, etc. plus an additional $600. the difference he suppose to pay. Right now the interest rates continue to be very low. THE GLOOM AND DOOM that the media has been talking about for 3 years has now come to pass. BUT FOR WHAT REASON? That Real Estate bubble that they predicted to BURST has now begun. But would it have if people didn't fear it coming. I had a banner year, and am fine with an adjustment in the market, but how many people believe the media played a huge part in this crisis?
