I signed a 12 month lease at an apartment that I absolutely can not stand anymore, for many different reasons. The maintinence people have yet to repair items that have been broken since I moved in. The property manager has a key to my door and often times the bug man//cable guy come into my apartment without even knocking first! They have added charges to my rent every month. It started at $550 and now it is up to $650. I have been living here 6 months so far. I am ready to get out of this lease!! If I broke the lease what would the consequnces be? Or what if I made myself get evicted? I really need some advice, thank you ahead of time!!!

I am trying to move into a new apartment. The building that I live in now was purchased in August and we are under new ownership. The problem is, when the owner of the building that I am trying to move into now called my current landlords for a reference, they stated that all of the records before August when they purchased the building were stredded by the previous owners so they have no information on my rental history. I have tried calling the businesses that my previous landlords family owns to get in touch with her, bt have not been successful so far. Aren't there any legal regulations to this or does anyone with experience have a suggestion as to what I could do to get a reference, etc. or options for me. Thanks

This is going to be my first year in my life paying my property taxes. I bought the home for about 111k, but they assessed the full value for the taxes, which is 156k I believe. My brother suggested that since I bought the house this year I might be able to pay the county (Tarrant County in Texas) taxes on only 111k this year. Is this at all possible, and are there any other ways to reduce my property taxes?

A little bit of info: I claimed the house as my primary residence. I live alone, am single, and have no kids.

Also, is there a financial adviser I could call to talk to about this issue? If so, where in the yellow pages would I look for such a person? Thank you.

I am 11 days away from closing and the loan officer im working with does not return my phone calls or e-mails. I am only able to contact him by making about 50 phone calls a day to his desk. Of the 50 phone calls I might get through once if im lucky. 11 days away from closing and the appraisal is still not completed. Our Real estate agent is also unable to get ahold of the loan officer. I have tried making complaints to his supervisor, but nothing has come of that. Every time I ask to speak to his supervisor I am given a different persons name everytime. We are to close to closing to change lenders. Is there anything I can do?

The interest rates are still great. (at one time they were 12%+.) The glut of inventory is caused by investors and buyers who didn't qualify or couldn't afford the houses they were buying, but were given financing anyway. The actual house sales are only down 10% generally, after 4 years of extreme growth. Why isn't it reported as it is in the media?

Buying a home from a nice couple who are moving not too far away (so we want to keep things friendly). but i just found out that for the final walk through they are going to be there, and no real estate agent. i don't like that idea. this wasn't a "for sale by owner" transaction, there was an agent involved. i would rather do the walk through with the agent than the owners so that i can be open and honest in my evaluation.

what's the standard protocol? for the record, we did not use an agent as my husband has a license.

Theres a small strip of land in front of my business, its never been touched in at least 60yrs - its ugly & overgrown. The same man has owned it for years. I've heard he may have paid $1000 for something that now could be $50,000 - but he wont even sell for that! He can see how benificial the land could be for me - but meets with me a few times a year - to give firm me "NO" each time! It's country land not city - its surrounded by cows & barns pretty much. I know my question is dumb, but I was hoping 1 person might now a brilliant, unknown something that could help me some how ?!?!?

After all, if 2 people are involved in a lawsuit against each other, they wouldn't hire the same lawyer to represent them now, would they?

Many folks believe that dual agency helps neither the buyer nor the seller but instead simply assures agents of "double dipping" into that 6-7% commish.

Title search had no leans or judgements against the former owner or the home. New owner got the "All Clear" at purchase time.

The owner is a bank and they say no repairs, are they required by law in CA to fix it?

I believe there is a law regarding warranty of habitibility in the state of California. Would black mold violate that law?

I'm looking at my apartment lease, because I'm curious as to what would happen to me in the event of an eviction. I just want to know if I have to pay them, even after I'm evicted, and how much.

"In the event Landlord shall elect to so terminate this lease, then landlord may recover from tenant all minimum annual rental which is required to be paid by this lease for the entire term less the amount of such rental loss tenant proves could have been reasonably avoided by landlord together with any other amount necessary to compensate landlord for all the detriment proximately caused by tenant's failure to perform its obligations under this lease or which in the ordinary course of things would be likely to result therefrom and together with such other amounts in addition to or in lieu of the foregoing as may be permitted from time to time by applicable law."

My wife and I are renting a house and found out our landlord is deliquent on the mortgage + property taxes and currently has a couple liens against the house. He hinted he'll be losing the house at the end of the year. My wife and I are thinking about buying the house, but should we wait and try and talk to his bank to negotiate a better deal? He's currently asking market price to cover all his debts but it will not sell due to the real estate climate in the area. If we wait until the foreclosure happens, will we be evicted? Is there a chance the bank will want to work with us?

For four years, I lived in and paid rent for a condo in L.A. and I have the original basic lease agreement with the landlords signature. Although I abided by the lease, I never signed it since she never asked that I sign and return it to her. After two years, she sent me a signed rental application (not a lease agreement ??) which reflected a $200 per month rent increase. I guess this was to serve as the updated lease and, although I never signed it, I paid the increased rent. After giving her 30 days notice, I moved out last month and now she's concocted the most OUTRAGEOUS, UNETHICAL & UNLAWFUL excuses to avoid refunding my $5,000 security deposit!! She hasn't even been able to provide me with receipts or an itemized list because she charged me for completely bogus expenses. This is probably going to small claims court and I'm asking if presenting the unsigned lease would help my case or if it's insignificant. Being disrespected and taken advantage of is intolerable to me. THANKS!

Ok, so we have had water leaks that the landlord failed to fix until weeks had passed and damage was done. Once taken care of (in feb 07) they never addressed the water damage, just the cause. Months passed by and we started having health problems, i brought these issues back up to the landlord and they pretty much mad fun of us. Well i paid to have a mold inspector come in and found out we have Stachybotrys (Black/Toxic mold and a lot as well as several others).

Well once they where presented with this info they basically said we where lying/wrong cause they have never had mold issues. Well i told him to look into what he's responsible for. He came back and after tellin us to move and good luck changed his tone once he talked to a property manager for advice and has offered to provide a hotel for us while they make the needed repairs. We will have the apartment reinspected after repairs to insure its livable, if safe move back in or move.

Do we have to pay rent during all this?

Please I need help.

I was sleeping while the pest exterminator used the keys to come inside my apartment and when I woke up and he was inside my apartment and he said he needed to check for roaches, then everything went ok and he left.

Soon after he left, I checked for my wallet but some $25 Applebee's gift cards that were on the table were missing..and I reported it to the landlord and she said she was going to call the Orkin company and tell them about it. The pest exterminator was from Orkin's and I was suspicious because he asked me why I have so many gift cards and also asked if the food at Applebees is good.

Please I need to know what is the best thing to do in this case because I lost a lot of money on those gift cards.. and the thing that bothers me most is that he came inside the apartment while I was sleeping because he had the keys from the manager.

Recently, I see the ads for residencial units at luxury hotels, like Ritz or Shangri-la. Is this a fancy condo located in the hotel with hotel-like service? or some sort of vacation rental ?

Here's my dilemna. My parents have 8 years left on their 15 year mortgage. They have just recently gotten stuck paying for a house they co-signed on and have decided to down-size into the smaller house (they are contracted to buy that house in 2 years) and my wife and I are living in their old house (the one with 8 years left on it).

Their credit has gone down hill since the co-signing mishap and they might not be able to get a loan for this other house (even if we bought their old house). I was wondering if we could put their smaller house in our name while we live in and fullfill their 15 year mortgage. (Does that make sense?) Is this legal? I don't see why not. Feel free to ask questions.
