Buying a home from a nice couple who are moving not too far away (so we want to keep things friendly). but i just found out that for the final walk through they are going to be there, and no real estate agent. i don't like that idea. this wasn't a "for sale by owner" transaction, there was an agent involved. i would rather do the walk through with the agent than the owners so that i can be open and honest in my evaluation.

what's the standard protocol? for the record, we did not use an agent as my husband has a license.

Your husband was the agent so the 2 of you go to the walk through. I've sold a few homes and the sellers agent was never there..just the buyers agent

For Sale Buy Owner only has an agent in some areas of the transaction . The seller is still acting as there own agent in some areas and the walk through just have your husband present he should be able to conduct a walk through as a buyer and if all is not right put it on hold as the deal shouldnt be complete until all is done.

Since your husband has a license, and you didn't hire an agent because of that, he represents you. Even if you did not use a licensed agent at all, you still have the right to point out things to the buyer's agent. Usually, a final walk-through is to verify that all items on the inspection report were addressed and corrected. You DID have an inspection done, right?

Otherwise, have your husband speak to their realtor, and request that only you and he be present for the final walk through.

If the sellers want to be there, it is their prerogative, but it doesn't happen too much in my experience. The buyers agent and the buyers agent are typically the only ones there. The buyers agent then contacts the sellers agent if there are issues identified in the final walk through.

If you didn't 'use an agent' then you're on your own. The agent of the seller represents the seller. You and your husband represented yourselves in this transaction. Assuming that you negotiated some sort of commission arrangement for your husband, you are getting what you didn't get pay for.

you're paying finished cost for those products are not you? if so, then i think you're able to get issues desirable or close to desirable. The builders assume people being too scared to declare something. Gouged moulding?! NO way. hollow interior the air vent? No. it is merely careless workmanship which does take place of direction, yet could be mounted. the two that, or ask for financial repayment. i know people who're far greater choosy than that and nevertheless get what they opt for. The squeaky wheel gets the oil.
