Should we ask the owner to fix them and risk losing the home or should we get a 1 year home warranty with $100 deductible and will that cover new HVAC, gutter, and things of that sort with $100 deductible for fixing each thing?

When I first moved into the property, there were slight cracks where the plaster board joined on the ceiling. I reported these cracks every rent inspection until my property manager sent someone to look at it (after 6 months of commenting on it) The contractor sent out to look at it said that something will need to be done to fix it before it came a major problem. Nothing was done. I continued to notify the property manager that the cracks where getting worse and paint had started to flake away. I was told that the owner had been notififed and that i was not to worry. 6 months the property is for sale, i mention to the saleswoman the ceiling in general conversation. She sends the same contractor out who then told me he had put an asap work order on the property 6 months ago and that it could have fallen in. Only when the saleswomen refused to sell it was it fixed. I was not compensated rent the time they worked on it. It was very messy and huge inconvience. Am i entitled to anything?

I live in Australia and am currently renting in Melbourne which is $780 a month and my lease is not up until April 27, 2008.
My Nana just died and I need to move so I can see more of my grandfather and to help out.

I am really desperate to get out of where I am but am unsure of how much it will cost me to cancel my lease early. Can anyone tell me anthing about the process I will have to go through to get out and how much it would cost. I need to be out as soon as possible because I am miserable where I am.

I live with 2 girls, both of whom I've been friends with since freshman year. I am sharing a room with roommate A which works out great. She's almost never here (she stays at her boyfriend's) , is going abroad next semester and is one of my really close friends. Roommate B, however, is the problem. She has a lot of health issues, mental and some physical. She does not do her share around the apartment, but acts like she does. Whenever she is called out on this, she loses her mind. She starts yelling and accusing us of not doing our part. Roommate A, who is not here often, does more than her share whenever she is here. She and I even clean up after Roommate B because we are tired of her messes. We don't even really talk to her anymore outside of our apartment because the relationship is so strained. Finally this weekend I became ill and couldn't clean up. Well she didn't either. I left a note about it and she went nuts. What should I do about this?

My apartmentis roach infested.After exterminating several times myself and complaining to the apartment managers,I reported them to the state health departmet.They came by to inspect a month later when I wasn't home.Ibelieve the apartment still got a notice because they inspected my apartment.They sent me a notice saying it was my apartment and to clean it! This is a lie and I am not the only tenant who has complained aout the roaches.They can even be seen on walls outside and on the sidewalk at night.They're also in the pipes and walls. I was told I have to ask to have the apartment sprayed and they don't do routine sprays.Aren't they required to? The roaches have not gone away...as nothing was truly done to get rid of them.What else can I do?

A friend told me that working with a home inspection company/ person that your realtor recommends is not advisable. Apparently, in order to close the deal, the realtor and home inspection company may try and lessen the severity of certain issues discovered during home inspection to hasten the sale of the house. Is this true? possible? What do the experts here suggest.

There is a rental agreement, and the loan will be recorded against the property. I declare her rent as income, and she would declare the interest on the loan as income.

Have sold my house in august and put an offer in on a property i wanted within a day of accepting our offer.
Get a phone call today that the person i was buying the house off has pulled out of the sale which has now cost us our sale , it turns out that to spite her ex she put the house on the market with no intension of selling she has used us in game to get back at her husband , so a lot of money later we are left not knowing what to do.
We are doing a transfer of security so the condition is our house has to sell for us to move or we incure a 6 thousand pound redemption charge as we have only lived in our house 18 months ,is there anyone out there that knows of a legal way to do something about this please x

My landlord just let me know she would be cleaning the carpets and painting the walls of my duplex tomorrow on the 14th. I paid for the 14 and the 15th and still have stuff in the duplex.. can she really paint before my lease is over? i dont have a copy with me but that just dosnt sound right? Thanks!

When selling a home, and one has to go down on price because of the market value....do you pay the realtor their percentage of the price you sold it at? Or do you have to pay the price you put down in the beginning of the sale?

My boyfriend, his mom and I rented out a newly remodeled house back in the end of May 2007. The lease will end May 31, 2008. However, since moving in, we have discovered that the landlord does not have the proper permits that would have allowed her to remodel the house. She didn't get any for the kitchen, bathrooms and some of the electrical wiring. Because of this, several times we have had inspectors come to check out the property. In order for them to check out the wiring, they would need to cut a 3' x 3' hole in the wall. I read through the lease agreement and it doesn't say anything about we can or cannot break the lease and what the terms on that are, etc. It just says something about how it started May 20th, 2007 and will end May 31, 2008, totaling the amount of $19,xxx. Would I be able to get out of my lease because of this? Thanks!

Would it be worth refinancing a home loan to get a lower rate? We could decrease the rate from 6.5 to 5.5 but it would add $12,000 to my current loan amount. It would remain a 30 year fixed. We'd also get to skip two months of payments (which is actually added into the loan, not really "skipped"); but it's still money in hand. The current mortgage is less than a year old. Would the refinance be worth it?

I am almost ready to move in to a new build house but 1/3 of the already small garden is unsuable due to the steep decline which leads to a manhole. I can't build up because of going above the neighbours damp course on their garage. I am worried the ditch will become a swamp during wet weather. I exchanged contracts in July and I am due to complete in a few weeks.

As a first time buyer I have no money for an expensive garden to be landscaped. Do you need to do anything about it before I complete or should I wait until I move in?

A few years ago my Husband co-signed a mortgage taken out on the house. The house belongs to my Mother-in-law. Now that the mortgage has my husbands name on it, and we want to purchase our first home, his Mother is angry and won't take his name off and refuses to sell. We wanted to know what we can do (if anything can be done) and the smart way to go about it without damaging my husbands credit. The house is VERY small, the schools near here are terrible, and neighborhood has fallen apart. And I'm suffocating under stress. Please help.
