I signed a year lease in July of last year and I need to get out of it. How can I do this with the least amount of inconvieniece and cost to both my landlord and myself? Does anyone know the arizona tenant landlord laws?

You should communicate with the landlord and try to negotiate a resolution.

If your lease does not contain a clause regarding a penalty for breaking the lease early, then AZ landlord/tenant laws governs.

The landlord can hold you liable for the rent until a replacement tenant is found. The landlord can hold you liable for any costs that he may incur due to your breach, such as advertising costs, agent fees, etc. The landlord must mitigate his damages by attempting to find a replacement tenant.

One option would be to offer to pay for the advertising and be willing to allow entry to show the property as much as possible. Offer to stay until a replacement tenant is found. That way there is no lapse in rent for the landlord and you do not have to pay for a property that you do not live in.

Another option is to offer the amount equal to 2 months rent to just move out without having to worry about advertising, showings or any other liabilities.

If you come to an agreement with the landlord, get it in writing!

If you signed a lease for a year in July of last year, you are now a month-to-month tenant, since your year expired this July. All you need to do is provide thirty days advance notice (from one specific rent due date) in order to vacate.

Basically, you need to read your lease. It should be stipulated what you will need to do and what you will be required to pay.

If he's doing a short sale then what the heck is he worried a pair of lease for? Your going to could get out of the domicile besides. It happened to multiple my purchasers who have been renting. of direction he has been pocketing the lease! in simple terms make confident that he does not placed it on your credit record. i might shop records that the valuables is going into short sale.
