I've contacted several of the "We Buy Houses" types of sites and even though they advertise that they will give a fair price, no one even wants to give me what I owe. I owe less than appraisal.

I purchased a house and about a week before closing I was told that the house that we bought had liens on them. There were number of creditors who had put the liens on the house (not one). The seller allowed me to move in without signing any paperwork on the hopes that the liens could be lifted and the transaction would go through. However, two weeks later, my lawyer informed me that he didn't think that the liens would be lifted and that he wanted me to move out and purchase another property.

To walk-away I need to have the mutual release form signed so that my deposit (20K) could be returned to me. However, the seller has apparently dissappeared and I'm unable to get the mutual release done.

What are my options? The contract is void as the house did not close. Why is my deposit stuck? I've been told that I need to contract a litigation lawyer to my deposit released which is more $$ out of my own pocket and I'm trying to avoide.

My boyfriend and I are considering buying a home with another couple. They have the money but have very bad credit. We have the credit but don't have the money right now. We figured we could buy a 2 to 3 family home. Is this a good idea? Do you think we could get approved with this arrangement? We haven't really sat down and discussed everything fully yet but I want some people's thoughts on it. Thanks.

Signed a purchase agreement on a 4 plex. All the furnaces had cracked heat exchangers. Two got red tagged and had to be replaced immediately does the replacement of these two fall under the category of maintenance of property on the contract. Because these posed a eminent danger. The house is going to foreclosure within a couple of months. I love where I live; I do not want to move. I understand that in CA the lease will not survive the foreclosure because the lien was recorded before the lease.

Is there anything I can do to protect my interest? And will I have an eviction on my record if I wait till foreclosure to move?

Me and my boyfriend both have our own properties and live apart. We both have mortgages. What would happen to my mortgage if I was to sell my house and move in with him? Do I add my mortgage to his and start paying towards his mortgage? Does my outstanding loan amount get added onto his outstanding mortgage amount and then a new repayment amount is calculated?

we've lived in low income housing for most of our lives. my mom has been ill since we were little. my dad just had a cva (mini-stroke) but because we can't afford no income, he went back to work against doctors orders, and they'd been living paycheck to paycheck. us kids do what we can to help but we can't do it all. my mom is the best. when we were little before she got real sick, she even ironed our jeans. she took real good care of us. dad (well, he's our step-dad cause our real dad didn't want us) took the best care of us that he could and he's a great man! Mom said that she ruined their credit trying to keep us fed & housed when we were little so they can't buy a house. Is there anything we can do to get a house that might not cost them lots of money?

We have lived here for over a year, in a duplex. The other side was vacant UNTIL TODAY when new tenant moved in. We knew our landlord was in default on the mortgage, and have continued to pay rent in hopes he would not let it happen. But he DID. And now that the foreclosure has occurred (last week) we have found in the courthouse filed mortgage documents a rider which states our landlord (and I quote) has "no borrower right to reinstate after acceleration". Should we just get ready to move out? A notice was posted on the property 2 weeks ago, which advised of the foreclosure proceedings on the duplex, and gave notice to respond within 30 days, which we had an attorney do so on our behalf, that we occupied the premises, as if that might help. AND the new tenant next door just told me she paid 6 mths. rent IN ADVANCE to move in here, signed a lease yesterday, and didn't get a receipt. Does anyone think she got scammed, and does anybody else think I best find a new place to live ASAP?

The complex that I currently live informed me today that when my lease is up in February, I will have 60 days after to either move into another unit, and have my rent go up from $1129 with some paid utilities to $1410 plus water, sewage and garbage or to find a new place to live. They said it's because they need to renovate the remaining apartments that haven't been renovated so they can sell the property. Can they legally do this? And if so, can they legally force me to pay more for another unit, when they are making me move into another unit and it is not voluntary?

I'm totally going crazy over here. Today I had it out with my real estate agent. She is rushing me all of a sudden. I understand she is working for "free" right now, but I can't be rushed. I signed with her in early August. Is that bad? There is too much inventory! (in Michigan). I'm afraid of making a bad decision :(

EVERYTIME I see a perfect house, it either 1) has an accepted offer, or 2) too much money!

Any advice?

I am interested in buying a house. However, I have been presented with two issues that I have a quesiton about:

1. Is there such a thing as a traditional 48 hour period for allowing a person to leave a house after closing? This just seems like it would open the property to possible problems.

2. What is the law regarding a seller offering to give a buyer money for repairs outside of contract? Someone said it is illegal for a seller to say "Yeah, we will sell you the house and here is $3,000 for fixing and repairing things as you see fit." Basically I am being told I have to have a contractor do the work when I am perfectly capable of doing it myself. :(

Any help would be great. Thanks!
