I already have my CA real estate license, but I was wondering if we need anything to sell internationally? Specifically speaking I would be working out of Brazil.

Alright, well my mom and I are thinking of moving to Palmdale but we can't exactly afford a full priced home. So what I did was check the listings of foreclosed home. Now it says the loan balance is like 3,000 on average. it says the loan balance is $2238 but it also says the amount is $2238. So is that the price or what? Thanks in advance.

Does the buyer pay all closing costs when buying a home? Is the buyer also supposed to pay a seller money down to hold the house for them? We've been working with the same people for almost 4 months now (we're the sellers and they're the buyers) and they haven't paid us anything. We've lost out on other people willing to buy now, but my dad (who owns the house) does not want to "do these people wrong" by selling it to someone else. We've also had to do all kinds of things to the house like install new storm windows and tons more that we never planned on doing. We're out a lot of money. When I say something to them, they get mad and threaten to back out which makes me mad b/c we've been so nice to them. So were they supposed to pay anything down to us and are they paying all closing costs? I'm afraid they'll try to stick it on us. What should I know about selling our house---are we getting ripped off here?

They ask to see my check stubs when I told them I will be renewing the lease. I was still working then. I haven't sign my new lease they said it was too early.

my mother owns 2 homes in Oklahoma.. She sold these homes under a lease to own.. the first home the coupled abandoned the home and trashed it.. 15,000 worth of damage.. can my mother sue them? my mom thinks thats since they were not renters she cannot sue them for damages... 2nd home, they are 3 months behind and about 20,000 worth of damage or more.. she knows she doesnt want them there anymore, but she knows if she evicts them, she will never see them again.. she cannot afford a lawyer..what do I tell her..

My husband just recently lost his very well paying job. His new job pays half of what he used to make, and our budget was tight before he changed jobs. We simply have no way of affording the payment anymore, and we have no savings. We are close to being in default on our mortgage. I do not see any way to keep the house even long enough to sell it. It also has damages from a backup of the septic (which was installed improperly) and needs new carpet and baseboards in half of the house. We do not have the resources to fix this, and we have little to no equity in the house. It may even be upside down. Can we simply give the house back to the bank? Are we responsible for the difference if the house does not sell for what we owe? If so, when do we pay that balance, and how is that handled if we do not have it upfront? Do they ganish wages, seize assets, etc? Please help! Thanks in advance.

i'm in the process of trying to find a tenant. i am not sure how to draft up a lease. i have no prior experience landlording. do i need to hire an attorney to draft a lease or is it something i can do on my own?

I am looking at a new home to buy. The price has dropped from 280,000 in 2006 to 204,000 now.
I live in Orlando Florida that had the highest price increase and now fall.
I believe that house before the bouble would sell for 150,000 but I cant remember.
Is there a formula to come up with a house value?
I have been researching online and have seen one number side value 3 times median income for area?
another was payment need to be very close to rent payment but is that with 20 percent down?

So what formula should I use to come up with a pre bouble value? not the highly inflated current value.

Having phoned they've said its due to the landlord having not paid his mortgage. The landlord had said to ignore the letter and is demanding his rent. I've no money and no where to go.

Do I have any legal rights. Can they really change the locks and remove my property and leave me homeless?

i gave a 60 day notice & put the house on the market, i give them 48 hrs notice to show property but they keep putting notes on the door saying don't come in we're really sick, can they stop me from coming in ? the tenant is my son & his family.he hasn't paid trash or water in three months & and has deducted from rent to have the carpets cleaned & more money because dishwasher wasn't working even tho i was working to fix it. mom/landlord has had it . i live in calif. & i need to know if they have a right to keep me & perspective buyers out. this is an awfull situation & i feel bad for my grandkids but this situation needs to end. please help i need legal advice & other advice as well. ps i've learned to never rent to family because they take advantage of you.

My father has been hounding me and my husband (we are recently married) to buy a house in Las Vegas because prices are going down, however I don't believe that it is such a good idea. I am 25 (a student), the husband is 33 (owns a business in Canada-he's always traveling). We are debt free and have about 500K cash. Wouldn't investing our money be a better choice than buying a house at this point?

Okay, so I'm 16 right now and I plan to move out once I turn 18. We have picked out an apartment and plan to visit it soon and check the town out n stuff. But we are unsure as to what all expenses we need to pay and if we can support ourselves financially. We, being myself and my best friend, are just afraid that we will forget to factor in something i.e like food and be screwed.

Im 22 and my husband is 25. We both work f/t and I go to school. We want to buy a house because we calculated how much we have thrown away on rent. My rent is only 385.00 a month. It is late for this month. According to my lease agreement I am to pay $15.00 if the rent is not paid on by the 5th, plus an additional $2.00 each day it is late.

The landlord sent me a Demand For Possesion for Non Payment of Rent. It states that I owe $561.00 and that I have 7 days to pay or move out.

Do I write my lanlord a letter stating why I don't owe that much and just pay her what I do owe?

I sold my California condo a few year ago (2003) then moved to Las Vegas. I now HATE living in Las Vegas and want to go back to California. I now truly regret selling my California condo, because I CAN'T go back to it now. The worse...the value of the California condo sky-rocketed and the value of my Vegas house DROPPED.
