They ask to see my check stubs when I told them I will be renewing the lease. I was still working then. I haven't sign my new lease they said it was too early.

Your property management firm is under no obligation to renew your lease. If they feel that your unemployment compensation is not sufficient for you to be able to make your rent payments, they can refuse to renew and ask you to leave.

The landlord doesn't need to have a reason to not renewing your lease. Its not kicking you out. He is just chosing not to renew the lease.

If you give the landlord false information, ie employment status, that would be grounds for immediate breach of contract and he could evict you.

I can't imagine why they would choose to not renew if you have been a good tenant and continue to make the payments. Of course they can evict you at any time if you fail to pay-- but evictions can be long and difficult. I suppose if they determine that you won't be able to pay they may choose to not renew.

If you want to be safe, start a home-based business so that they can see that you are making an effort. Check into Bookwise--- you could have your own on-line Bookstore and do everything from home. Let me know if you want more details.

They can refuse to renew the lease of anyone who can't show the ability to pay.

As long as you have been a good tenant and continue to pay your rent on time you shouldn't have a problem.
