Instead of calling my lawyer and asking...I will trust my fellow Yahoo users for an answer.
This lady looked at the house yesterday and loved it but asked if we were willing to "Rent with the option to buy". How does that usually work?
Is there a contract that says she has to buy or can she rent for a year or so then just leave without buying it? Say she does buy it...do the rent payments go towards the purchase price?

We want to move out of our flat and have a 6th month break clause, which we assumed meant that we could terminate the contract after 6 months. We phoned are landlord in the 7th month and she said that was fine, so we put a deposit down on a new flat. When she went to see the estate agent to put the property back up for rental they said we had to give notice in the 5th month to get out on the 6th month. It does not say that on the contract it says this 'The tenant shall have thr right to terminate the tenancy at the end of the first six month period by giving the landlord not less than 30 days notice in writing to that effect and upon the expiration of such notice this agreement and everything herein contained shall cease and be void subject nevertheless to the right of the parties in respect of any antecedent breach of any of the covenants herein contained. The period of 30 days' notice must expire at the end of a period of tenancy being the 23rd of the month' Can anyone help?

I'm thinking of sending a letter (acutally sent by my realtor) to the sellers and the listing agent asking for the money for the cost of repair, which was $600. Where can I find a sample letter?

My driveway is dirt and gravel. I'd like to lay concrete and pave it. Will that increase the equity in my home? By how much, do you think?? Also, I'd like to add either a front or back porch to the house. Will that increase? The reason I ask is because I'd like to get rid of the PMI. If I'm not mistaken, when I build (or pay off) 20% equity in my home, I can get rid of it.

We have gone through tough negotiations on a house. The sellers have been really difficult to wanting to budge on any aspect, price, repairs etc.... This a.m. I saw another house that I like. I have a $500 deposit down on the first house. I need some advice. Buying a house is a huge deal. I would like to make the best decision for my family and my self. Please help...especially realtors!

I want to know if I do not pay property taxes for 1 year what are the consequences? I live in St Lucie county,Florida. I want to know EXACTLY what steps are taken, like do they place a lien or what? I do not escrow my taxes with my mortgage. So if I still pay my mortgage but not my property tax what can happen. I want to know all the steps the county takes. Remember I still pay my mortgage to the bank. So I am still paying something to keep my house right?

It is a HUD owned house it looks good but I'm no inspector.
The thing is , it's been on the market for 160 days, is it safe to think that that house didn't pass a an inspection for someone and that's why its still for sale.
Is there a way for me to find out if it did not pass an inspection ?

My mortgage broker withheld information that my interest only amount was a teaser rate. After 3 months, went from 2400.00 month to 4100.00. Unreachable. Now in horrible situation, can't refinance - no equity in this market. He also misrepresented our income and called it "stated". We did sign the papers but didn't notice what he had put down as our income. Was almost double. Isn't there anything we can do?

My friend's father died earlier this year. We know his father has a remainder balance on his mortgage. I would like to purchase the house because my friend doesn't want the burden of the house and he'd rather give it to me than a stranger. But, because there's still mortgage owed on the house the banks will foreclose on the property. How can I purchase the house from my friend, before the property is attacked by investors at a public foreclosure auction. We're in Missouri.

I keep hearing that I should plan on a 10% downpayment. I always thought down payments are a lot less! For example, maybe 3% or 5%.

Obviously a 10% downpayment would be better if at all possible. But what does the *typical* lender require? Is 10% standard nowadays?

I have bad credit now, but am hoping to clean it up and get a loan in 5 years. So hopefully I can get good terms then, but I need to know what's standard. Thanks!

I have been looking for a home now for about ten months. I know what I want, but I just can't find it. I can't afford much more than a monthly payment of about $1000 so a $120,000 house is about the limit for me right now. I've found a nice chunk of property on a few acres for about $40,000. By my way of thinking, if I can get a house on that acreage, I wouldn't have to deal with an old house that isn't up to date (which is what i've been finding in my price range). Does anyone have any experience with modular homes? Tell me your experience, please!
I'm probably looking at about a 1000-1200 sft capecod or ranch style home with a garage and a basement (not a slab). In michigan, where no one seems to have any work right now anyhow... what price do you think iw ould pay for this? Does the price of a modular home include the septic/well? if not, how much does that run? Would the price include things like toilets, cupboards, appliances? What can I expect?

I rent a room without a written agreement. He has given me a little more that a month in a half notice and gave the reason he no longer wishes to rent out rooms. We also had an arguement about me using to much electricity which i pay for. I'm still unsure if he's just mad and retaliating. I heard somewhere you can't evict some one in the winter in boston.
