No. The tenant is responsible for any damages caused.

You can send the Section 8 case worker the accounting and photos of the damages in hopes of getting the tenant kicked off the program.

You should file a suit in Small Claims just to get a judgment on their credit. Since the tenant is low income and on the program, good luck actually collecting any money.

No they don't. I have 31 rental houses and none of them are section 8. SOMETIMES, they will assist you in the rehabilitation of the house but it is not usually worth the aggravation. You need to report it to the housing authority though. They can Barr the tenants from living on section 8 housing again.

Section 8 is only a rental payment assistance program. The remainder of the program is just like renting to any other individual. Hence, you are advised to carefully check the rental/credit history of your applicants, since you will be on your own for any damages caused by the tenants.

Needless to say, if the tenant requires rental payment assistance, your chances of recovering damages in a court of law are slim.

No, the rent on section8 houses and hud houses are to high. Landlords charge the government a fortune for rent and then want them to pay for repairs as well. What nerve.
