I was wondering if anyone has any experience with asking someone who's house you want to buy, when it isn't listed for sale. I see a house that I would like but it isn't for sale privately or with an agent. Just wondering if anyone has done this before.

You simply ask. I had a desirable home once where I was asked at least weekly, mostly be real estate agents.

However, only a fool would sell right now as the market has fallen and homes are selling below their actual value. I am not parting with anything at the moment, I doubt anyone not forced to sell would sell in this market either.

Is your desire to buy this specific house or are there other houses that might be suitable?

Generally if a house is not for sale you will have to pay a premium to persuade the owner to sell.

You will get a much better price if you purchase a house that is already on the market.

If you must have this particular house, I recommend that you write a personal letter to the owner and let them know of your interest in the house.

Follow that letter up approximately 2 days after they receive the letter with a telephone call to see if they received your letter and ask for their thoughts.

They may tell you that they never plan to sell. Or they may tell you that they are planning to move in a few years for a variety of reasons.

It is possible that they are planning to move very soon.

Ask them if they will sell the property to you when they decide to sell.

Remind them that if they sell their property to you rather than list their property with a REALTOR, they will save the real estate commissions which can be 6% or more.

It's probably not for sale for a reason. But I know people who have done this before. If you know them you could strike up a conversation and hint that if they ever want to sell their place to think of you first. That way your not being to pushy and still putting a bug in their ears. Worked for my friend, he ended up buying the house. Good Luck!

You can contact them and ask, but in this market, they probably won't sell if they don't have to. Prices are down, and they wouldn't get much for it.

If you're in the market, and have the wherewithal to buy a house, though, this is a great time to look. There's a glut on the market, and prices are down. There are deals out there if you're willing to look.

When i was a child, my father spent an entire day talking to a family about selling their house.

He wanted to buy, they did not want to sell. My father ended up buying it but he had to pay top dollar- not the way to get a good deal.
