I found my county appraisers office online and I can look at home values online. If it has an assesed land value, an assesed improvements value, and an appraisal is the appraisal the same number I would get if I paid for an appraisal? Or is it according to some formula they have that has no meaning to the buying and selling of houses? Thanks in advance.

Assessed value for taxes has nothing to do with real market values.
Look attentively at a couple of houses, which MUST have about the same market value because they are next door to each other, the same size and so on. The tax value on those two houses could be very different. Just find such places in the tax rolls and you'll see.

Appraised value is the probable sales price for your home, as determined by a professional appraiser.

Assessed value is the basis for your county taxes. You hope this number is low and the other one is high.

Some counties are pretty close to the value of the home in their assessments, but others use a funky factor system.

My county says my appraised value is $130000 and the assessed value is $27000. BIG difference.

Tax appraisals usually come up with different numbers than mortgage appraisals. With taxes, your appraisal is usually based purely on a drive-by viewing of your property & selling prices of what your county considers comps. For a mortgage, the appraiser usually comes into the house to assess it individually.

Its based on taxes paid and the county's info Best to there Knowledge. Depending on what you need the appraisal for I would say just go and get one..

assessed values are not the true market value.

normally you will see the market value a lot higher than the assessed tax value.

appraisers look at sold sales prices....some counties only update their values every 3yrs.
