I'm renting a house from a relative & intend to buy it. Who pays for the appraisal & what order/steps do I take to get things rolling w/bad credit? I don't just want to do a comparison on other houses in the neighborhood b/c this house needs a LOT of work done to it so it would work in my favor if it is appraised on the lower end. The seller (my aunt) asked me what I thought would be a fair price & if I checked to see how much other houses in this subdivision were selling for...but like i said, this house needs a lot of work, so it's not fair to do a comparison. Any suggestions on how to proceed??

I don't know whether we should contact a mortage company first, or get the appraisal 1st. Or since we have bad credit, should we contact a company that help people w/bad credit 1st?
HELP!!

We put a deposit on a new home. We decided to forgo a realtor because the builder was giving a lot of incentives to do w/out a buyers realtor. I was wondering what kind of obligation the builder has on building the house on time. I've heard horror stories about the construction being delayed 3/4months from the promised date. If that happens, is the builder obligated to do something for us?? Especially, since the builder is already getting payments for the house, even before we are able to live there. Thanks.

landlord rents garage as an apartment. building and saftey told him to dismantel the apartment so now he is trying to make me pay the rent on my house and on the dismanteled garage apartment, he says I rented the garage apartment out without his permission and is using this to evict me. He rented the garage apartment out not me, he rented it out long before I was a tennant. He says I have to pay my rent and the rent for the garage apartment starting now. What can I do. The garage apartment was never legal according to the department of building and saftey.

They sent me a notice, saying I owe $44. Well, when I 1st moved, they prorated my rent since I moved in the middle of June. I've been living here for like 5 1/2 months. Every time I ask for a receipt for rent, they always act snobby & rude.

I moved into an apartment. Landlady died a week before. I have been living there since March '07 and he son is now selling the property. He without informing me sent real estate people to call me to ask me to allow them to show the apt. I am angry because before I moved I invested close to $3K in comopletely gutting out the place and puting new carpets, linoliums, premiium paint, custom shelving in closet... and I dont want to have to move leaving all of this for his profit? My lease expires in Feb'08.

you know on some websites how they say 'will buy any home in any condition' or 'we buy ugly homes!'.. do they give you a fair price for it? like what you would normally get if you sold it to someone? i am very skeptical and i do not want to lose out on thousands of dollars.

There was a house in a neighborhood that is semi rural. Other homes in the neighborhood with similar characteristics (3-car garage, 4 bedroom, similar square footage, etc..) have sold in the past 6 months at $40k below what this house was listed at...PLUS some of them had finished basements or 3 season porches...which the house I bid on didn't. I bid $50k below their asking price. We negotiated and hit a stalemate with a $20k difference between what they wanted for the house and what I was willing to pay. We still like that house. They relocated and are no longer living in the house. So, they are paying mortgages on 2 homes and utilities. Should I move on or wait around a little bit to see if these people come to their senses? It doesn't make sense to me to pay more for a house that has less than what other homes in the same neighborhood have. Give me your best advice.

My hubby and I have lived in a small townhome (800 sq ft) for 2 years. We had poor credit and no down payment at the time of purchase, so we got a high interest rate, and only have about $2000 equity. The place is too small, ARM set to adjust soon, and payments are already too high. While our credit is MUCH better now we still have no money saved since the payments are so high. I will be the first to admit we rushed into buying the place as the payments are too high and we didn't realize it would be so expensive to refinance (also did not expect our baby at time!). We listed the place for sale and it has been on the market for 6 mo w/little interest and no offers. My question is, does it make sense for us to purchase a new home (we are approved w/VA at 6.0% no $ down), go back to renting, or refinance even though we do not plan on staying much longer? And in such a bad market does it make sense to take a loss in order to take advantage of a low cost newer home? Thanks...

I got a job 104 miles from where I'm living right now.
I live with my parents.
I need to find a place to live.
Living on the streets is not an option.
I don't want sites to help me find a place.
I just want someone to pick one for me!!
I'm moving to Saint Robert Missouri.
I'm going to need to be really close to there, that's where my new job is.
It's not a high paying job either, so living close to where I work is going to be great.
I don't want names of sites to help me out!!
What I want is direct links to a place to live.
All that I require is it being either in Saint Robert Missouri or Waynesville Missouri, and it only really needs 1 bedroom 1 bathroom, I'm fine with a studio, I'm fine with a mobile home, I need SOMETHING!! Anything is better than a cardboard box on the side of the road.
Much appriciated, and I'm not kidding, but whoever finds me a place that is decent, I'll personally mail them $10.00. :)

I am on yearly lease. As my current lease is expiring I am planning to go month to month and my Apartment management has increased the rent from 1580 to 2150. I think its ridiculous.More than 25% increase in rent. Isn't there a rent control act in Santa clara, CA? Please provide your valuable inputs.

I live in an apartment building in NY. There is one big wall of mailboxs that each tenant needs a key for. I have been here for six months and payed rent early or on time every month. 2 months ago I moved witin the building to a larger apartment. They never gave me a mail key because they told me the tennant before me didnt give it back. They promised one soon. OK, 2 month later still no key. They told me for sure last monday. So i went to the office 5 miles away to get it, they didnt have it but they said the maint. guy had it. When i got ome i find that te maint guy went into my mailbox and gave the mail inside it to my wife. As a favor, and told her to tell me to come the next day to pick up the key at the ofice. I feel violated because he messed with my mail without my permission. Do i deserve a rent reduction? Any legal consequences they should suffer? Thank You.

My husband and I want to buy a home and obviously need to start with looking at homes, figuring out what we can afford, etc. We don't know the area very well and want to use a real estate agent. What happens if we're not satisfied with the agent or for any reason (the chance he could get stationed elsewhere or a deployment comes up) decide not to buy a house, do we still pay them for their service or is it just if we actually purchase a home?

I moved in 6 years ago, the apartment was not completely fixed at that time. So as the time passed he was fixing the apartment but he didn't fix it completely, then more people came to rent on first floor of the landlord's house and the first floor wasn't fixed either so the landlord started fixing for the people there and he didn't finish fixing our apartment on second floor! The landlord didn't really do a good job to fix the first floor apartment so the people there moved out because he didn't fix there.

So the problem now is that the landlord is completely fixing the vacant first floor and he never wanted to fix our second floor apartment since then. The bathroom in our apartment isn't fixed and a lot of cold comes in through the dents of the room and its so cold now that winter coming. Same goes for the other rooms in our apartment. We did call the inspectors so they could do something but they said they didn't find anything wrong with the apartment. What can I do?

My husband and I were stationed at Fort Sam Houston during AIT (both now out of the Army) and loved it so much we want to live there, but we don't know what area(s) to look at to live. We have a four month old daughter to consider and also don't want to live so far from having fun in the city. Any suggestions?

My mortgage payment went from $1,800 a month to $2,600 a month. I tried to refinance but was not accepted because my husband's income was not secure. He is a construction worker and sometime he has work and sometime he doesn't. I tried selling my house but the market is very bad. Since I didn't have much equity on the house I was going to end up paying. I decided not to make the mortgage payments and wait for the forclosure. I want to now what is going to happend now. Will the bank take my cars and personal belongings? Please if anyone went thru this already let me know what to expect.

Tomorrow I have to break the news to my landlord, roommate and roommate's parents, who are his guardians.

I am getting married and I hate my roommate who is an unemployed,slob,noisy, mama's boy. I have called the cops on his aggressive and psychotic behavior twice.

I know they can sue me for breaking it but I can't be apart from my fiance any longer and it's unbearable here. I am nervous about speaking to everyone.

ANY ADVICE ON WHAT TO SAY TO ALL PARTIES INVOLVED?

We live in a small 4 units apartment complex in Oregon. I found out that the parking lot light is connected to my electric meter. So when I turn off my apartment main switch/ breaker, the whole parking lot goes dark. When I contacted my landlord, he ignored me and said that's how it was hooked up before I moved in...basically he is not gonna fix it. But I don't wanna pay for lighting (8 halogens, stays on all night) up our shared parking lot which everybody in the apartment complex uses to park. What should I do? What are my rights? Can I do something about it? Your expert opinion is appreciated.

I have been renting a townhome for close to two years. Lately ive had some personal issues preventing me from paying on time. I have, however, been in contact with the owners, and have made them aware of my issues. At the same time, ive received letters threatening eviction, and reporting me to the credit bureau. I have no problems with these people, and they seem nice everytime we talk. With that said, there is one more thing. There is NO rental agreement. There is nothing legally binding me to make the payment at all. I do live here, and plan to move out very soon.

Is there any advice anyone can give me at all. This is worrying me a little more than it was a couple days ago. Could these people forge, or fake a rental agreement?

What are your thoughts? Any feedback would be appreciated. I would be grateful for anything at this point.

There is a home around the corner that is listed on RealtyTrac as "Pre-Foreclosure". I would love to buy it but have never bought a forclosure .....or a home for that matter. How do I find out info on it? How can I get the best deal? Any advice will be helpful.

My husband is an apartment locator in Texas About 4 months ago he changed agencies.When he left the old agency they still owed him about $1800 in unpaid commissions. The agency pays the agents when they get paid by the apartment complexes so we knew it would take awhile.At this point we know all the deals have been paid on and he called the broker 2 weeks ago to ask where his money is. The broker told my husband he would send him a check.Being way too trusting my huband bought this line of BS and low and behold we still don't have his money.He's tried to call the broker 3 times this week and the jerk wont answer his calls.I checked and this is not covered by the Tx workforce commision.So I'm at a loss and my husbands ready to give up. I refuse to let this go because my husband earned that money and it is rightfully his.Please if anybody knows what to do let me know.Thank you.
