My dad is giving me one of his house now that i turned 18 and it is being put into my name and my fiance's name. He is transferring the title of the house within the next few weeks the house still has $100,000 left. Me and my Fiance are trying to build up our credit so we can refinance the house Currently the mortgage is in my dads name and he wants to transfer it. Would me and my finace be able to refinance since the house in our names? if we can what will be involved? will i have to put money down, will i need Good credit etc.
And if not what can we do to get the mortgage in our names?

I would just like to reitarate
A. I am in the UK
B. It is not neighbourhood gossip, someone did come into the house, but didn't take anything because i saw them.
C. The police have said "you are well within your rights to withold your rent until this matter is resolved. Your landlord and letting agent should not push you until the investigation is completed." - that is word for word, i asked several times and i am not 'making it up'.
Any constructive answers/suggestions would be much appreciated.

Here's my question. My old landlord is taking my husband and I to small claims court today due to back rent. (Long story to that)....Anyhow, both my husbands and my name is on the Defendent line on the paper we recieved in the mail...We go to court today at 2pm...My 2 daughters are very sick with colds and I have to take them to the doctor today at 2:30 and it was the only time available that I could get them in. Could my husband go to the small claims court without me while I take my children to the doctor, or do I have to be there too? I mean, since we are married?? I think my children's health comes before this court crap.

On September 1st, I rented my basement to a older lady and her son. My husband and I have a 2 flat we live in the 1st fl, and rent the 2nd fl as well. We recently discovered that the basement tenants have infested the TINY basement with roaches. They are traveling up to my apartment and I DONT LIKE THAT!!! I have talked to them nicely twice already about being more clean and doind something about them and I see nothing being done! I paid them a surprise visit last night just to see the progress and I saw roaches climbing up and down the kitchen walls. I dont understand how they could be so messy with a 2 person apartment! The thing that most distracts me is that there is cieling tiles in the basement and all the roaches are up there! What can I do with the tenants? I have told them twice to help with getting rid of the roaches but they are NOT helping!!! What can I do? They have a 1 year lease that states they should keep thier apt clean. We live in Chicago, IL

I've been noticing that my landlord enters my apartment when I'm not there and I was wondering what can be done about it. Even though she denies it, I notice that my things are placed where I didn't leave them and my food is open when I just bought it. Plus, she is the only one with the extra key.

I am considering purchasing a first house and they are all too far away to casually travel to. I can't afford anything that won't need repairs. How do I get estimates on repairs if I am nowhere near the houses? Any other advice for getting houses that are far away would be useful too.

OK. Im 18 yrs old and my dad is a pretty wealthy Guy. Ever since i was ten he's been telling me he's going to give me his 4 family house when im ready. And we talked about it last night and he's gunna talk to his Lawyer to get the title put into My Name and My Fiance's name. We will be living in the 2nd floor and renting out the other 3 units. But we have to remodel it first because it's an old house and it needs a lil work.We will both be working and i will be going to school full time in January. We will be collecting rent from the tenants and that will help pay for the mortgage (there's $100,000 left). And we also have to pay for utilities but is there anything else that we may have to pay for? like taxes? I know that we should always keep extra money just incase something happens and i know that its a big responsibility and i dont want to jump into it and then find out that i have like 50 other things to pay for. Any Tips for a New Landlord?

I moved to a new town from chicago 7 months back. we bought a new home here. We kept our condo in Chicago for sale since april. we changed two realotors, went 20K below the average price, did everything we can. but it just doesnt sells. Now all my savings are exhausted and i cant pay two mortgages (new home and old home). I was thinking of foreclosing the old home as i cant pay the mortgage anymore and iam not even living there.

In my salary, i can pay my new home mortage, all my credit card bills,etc. My question is that if i foreclose the chicago condo. Will i lose my new home, job or my other credit cards , etc also?

On doing google search i found out tat one can foreclose by simply not paying the mortage and the rest is taken care by the company. but i really dont wanna do that. Do you think its possible tat i just call my lender and say them abt my inability to pay the loan. Is this a good option? or are lenders very mean and unhelpfull in this.

I'm a 'passive' investor and own rental property A & B.

If I do a cash-out refinance on rental property A, can I write all my interests as mortgage interests to offset my rental income from propety A? Is there a limit? And if property A ends up as a loss, can I use it offset the passive income from property B? Is there a limit?

Do I get back what I've put into the house as far as monthly mortgage payments including interest? Also, I would assume I get the difference from my purchase price and the price I am asking for (which is significantly larger due to many upgrades and remodeling).

my apartment complex just filed eviction papers for me, i told them i was not going to fight it and go ahead with the eviction and move out of the property. i asked my property manager what the process was since i've never been evicted before, she told me that i was going to have to pay the remainder of the lease, which ends in april and the moving out fees. just like i'm breaking my lease and not being forced to leave. i've talked to other landlords and they have told me that the most they can have me pay is the last months rent, what is the actual truth in this matter?

The boiler keeps switching itself off after a few hours which almost always means it stops working in the middle of the night and it's cold when I wake up. Tried to get the landlord to fix it but he couldn't and said that the £65 call out charge for repair would be taken out of my deposit if he had to get an engineer out. I'm reluctant to do this as I think it's his responsibility to pay for it.

Does anyone know where I stand?

I broke my lease a year ago because I had a stalkerish ex BF who kept harassing me.
I did not tell my landlord until afte ri moved out becaus ei lived in small town.
I moved 100 miles away.
I was payed up with 15 days remaining for rest of the month.
My security was 4250.00.
Whne I contacted him 2 months late rhe told me he hadnt rented it yet and was keeping deposit.
Well just by chance nearly a year later I found out that my place was rented only 2 weeks after I MOVED out!!!
So he is NOT supposed to collect double rent (keep my whole security while getting new rent)
I told him that and since i live far away he is ignoring me.
Short of going there and asking curren tenants what day they moved in, how can i get that money back ???

is the marketing time the same as month supply of houses? When people say 10 month supply of homes in the market, does it also mean that the marketing time of a home is 10 months?

I'm looking at buying some property in Michigan (2 or so acres). I was hoping because of housing market, I could get it cheaper now and when I build in 2-3 years, I could possibly save money by already having the property.

Is this a good time to buy (Will probably buy in Feb. / March).?
