Like many people i was one of the many that got stuck with an adjustable rate mortgage. My pmt is about to adjust, is increasing by $400. I don't know what to do because the housing market is very shaky and i can't sell my home because i owe more than it's worth. Please someone, help i don't know what to do. What options do I have. Many people have told me to talk to my lender and see if we can come into an agreement instead of foreclosing my home.

We have been renting a new townhome in Miami, FL since September. We believe the home will go under foreclosure before the lease is up due to mortgage fraud on the part of our landlord. We're not sure what to do now except sit and wait, which is really unsettling! How many payments must the owner miss before the house goes into foreclosure? (Our owner missed two payments so far -- we get the notices!) What are our rights as renters? How much notice will we get if the lease is not honored?

Tenants rent rooms in a home I own. One is moving out today but hasn't paid up the utilities that are owed. Contract states that all tenants are equally responsible for utilities.

I was home alone today, because I was sick, and I was awakened by the voice of three people in my apartment. Two were apartment managers and the other was unknown. They didn't leave a note or anything to let me know that they had visited. I wasn't properly dressed to go and talk to them, and I was unable to move because of how sick I was. Is it against any rules or regulations at all for managers to come into your apartment without you knowing or even when you're home sick and asleep?

We have had many problems with our landlord. We live in Florida. We did not do a walk through check list when we moved in. We did a final walkthrough with our landlord, they signed it. Then later sent us a statement for additional charges. Can they do this?

I was on a fixed rate mortgage but had to refinance in 2004 due to a divorce. If the 5/1 arm resets at current rates, it will add +2.5% APR plus principal payments to my monthly payment. I could possibly afford that, but if prices continue to go down, my home price will soon be less than I paid for it and there would be no reason to hold onto it. I'm about to jump out of a window. Any other ideas?? Thanks!

I am really really interested in flipping house for profit. I live in central california and know that i could do this if i just knew where to start. Do i need to take any classes or go through any type of schooling? There a few properties i am looking at right now that are very cheap but the houses need a lot of work done to them. I am interested in doing this fulltime eventually but would like to start with just one home to see how it works and eventually my sister and mother would like to get involved. I have a lot of people i can get to do most of the work for me for pretty cheap and friends and family will help at first until i know what i am doing as much as i can...
do i need to go to realators school or get any kind of special license or permit of some sort... and also how do easily get loans for this sort of thing? i am only 23 will be 24 next month, and i had bad credit wheni was younger and i am just trying to build it back up, my mom or sister will help with this....

My 81 year old mother in South Dakota moved from her farm home into an apartment owned by a man who owed her a large amount of money he was unable to pay to her. This man told her she could live in the apartment rent-free for life. The farm home is no longer liveable. The original apartment owner lost the apartment house due to back taxes and it has now been purchased. The new owner says my mother must start paying $400. a month rent beginning the end of this month. The letter and phone message stating this were around the 20th of the month. What rights does my mother have in this situation?

Ok, here's the situation. My boyfriend bought a house about 3 years ago with one of his friends. They refinanced back in Nov of 06', since then my bf's roommate/co-owner has moved out and is not wanting the house anymore. However, my bf's roommate is the one that signed the refinance loan (not that my bf wasn't capable, he was the only one on the first loan when they bought the house) I don't know, they just switched for some reason. Anyway, both my bf and his roommate are on the title. Is there anyway that my bf can just go ahead and get a loan instead of having to "sell" the house and "buy" it again even if his name is no the title?

I am moving in the middle of December on the 10th. I Give my landlord legal 30day notice on November 5th stating i am giving 30days notice and will move out before december 30th but not sooner than 30days. At the time i only knew i was moving sometime in december. The landlord says once i say in after december 1st I must pay for the entire month since its a month to month lease and rent moving out cannot be pro-rated. Thing is I pay rent early :o and they already have my check for December and they refuse to prorate it unless i move by Nov 30th...who is legally right on this one??

My fiance and I have decided to get married and I am planning on moving in with him. I have a lease on a shared apartment that has about 5 months left on it. My landlords are very nice and I think they would understand. However, I have a roommate who's guardians are his parents since he has mental health issues.

This roommate has caused me much grief from stealing my food to racking up $700 phone bills to waking me up yelling, screaming and throwing things around the apartment in fits of some weird emotion. Consequently, I have had to call the police on him twice. I have more then enough reason to leave but If I leave before the lease is over what possible penalty can I face? What's the most wise way I should speak to the owners and his parents?

I tried to hang in there with the apartment for financial reasons and I didn't know he was that disturbed but it's time to move on.

Any advice would be greatly appreciated!

The house was purchased in CA in 2003 and houses take about one year to sell even when the asking price is on the low end. Prices continue going down and if I can't get rid of this house soon, I will have more in debt than in assets - essentially being bankrupt. What to do?? Thanks!

My combined credit score is 605. It is so low because I have debt that is at least 6 yrs old. I have been on my job for 6 yrs. My debt ratio is next to none. Is this too much or do I need to continue to shop? I don't want to let too many people run my credit because it will only lower the score.

I am interested in a job within the real estate field and was wanting to know if anyone was an appraiser? I was wondering on average how much your salary is, if you dont mind sharing...also if you are an agent, if you want to share your average salary that would be helpful, if not thats fine I was just wondering if it was worth it in the long run, I want a job that I will love but I want to be financialy stable too.
