i'm a first time buyer, my question is; What benefits I get by having a house under my name, or what advantages or disadvantages will I get?

I, my boyfriend and MY 3 kids have lived together for almost three years. We have a new landlord that is asking us to sign a lease agreement. My boyfriend only wants his name on the lease. I don't mind, yet, I want to be legally protected incase something happens (ie. him saying get out because we are fighting etc.) I was the only one on the first initial agreement that has ended as of July 2006 and I believe he only wants his name on the lease so that he has the sole power over myself and my kids with the power to kick me and my kids out on a whims notice. What can I do to protect myself without having to sign into a lease. The new landlords know that WE all live in this apartment and have for almost three years. I will be the one in control of making sure the landlord receives the rent and will be making most communications. Can I have something on the side with the landlord as a seperate tenant or what will it take to protect myself and my three kids?

My sister is having some trouble with a former housemate.
After Sharon's husband died, Terri moved in to help with the bills. About a year later, Sharon moved out to live in another state. Terri made the house payment, lot rent and utilities as well as some repairs.
After four years and now that the mobile home is paid off, Sharon wants to sell it out from under my sister.
They never made a formal agreement or had a written contract, it was just friends helping friends. I don't think Sharon's name is on the mobile home deed and she never made any payments on the mortgage.
While Terri was at work, Sharon taped "For Sale" signs on the house which Terri took down.
What are Terri's options?
I know this is more a question for a lawyer but I'm hoping someone has some ideas on where she should start.

My partners parents have bought a house and we are paying half the mortgage, (so renting really). Today our fence fell over due to a storm, we called his parents telling them and asking them about home insurance and she said they haven't got inurance on this house and that it was up to us. I also thought that when you received a loan for a new house or car that you were required by the agreement to take out insurance. I pay for contents insurance but thats not going to help us at the moment. I just need to know where I stand with this one.

I am purchasing a condo and am supposed to close on 9/21/2007, but my mortgage broker contacted me yesterday to say that the title company has an issue because they say there are two judgements against me, which are literally not possible. How can I resolve this so that it does not interfere with me buying my home?

The judgements are by two credit card companies, Discover and Capital One, but the only line of credit I've ever had since 18 (I am now 24) is with Visa through Wells Fargo. I've never had any type of retail store charge card or any other form of credit so these judgements clearly are either false or are against someone else with the same name.

Neither one appeared anywhere on my credit reports. I don't understand how the title company can think these are against me if they aren't on my credit report because they're from credit card companies!

I wonder how typical this is and if it is cause for concern or if this is something my mortgage broker can clear up.

i just moved into a flat a week and a half ago, when we look at the property it was still being revovated and had no complete kitchen and many other things including no carpet and hot water etc. We gave them the date we wanted to move in and said fine it will be all finished by then.

When we went to sign the lease, pay the money and collect the keys we were told that the kitchen still need a tiny bit of work which would be done next morning. We got to the property to find nothing had been done, the kitchen was in pieces nothing was installed and we had no hot water also it was still uncomplete throughout and full of building supplies and dirt.

We immideatily called the agents who said it would be all done saturday, a week passed before anything was done and now it still isnt finsihed, the kitchen/lounge is still unlivable and many many things still incomplete.

Can we withhold rent for every day its not done?

my symantec says it will expire in 2 days - do i have to renew and pay the $75 fee??beause we flexirent this computer (pay a monthly fee to have it) i never had to ;pay when we first got it unless this came with the package?? does anyone know????

Land lord is an institution. Its rule is that rent must be paid on or before 10th of the month. If on 10th day, the institution office has weekly holiday, rent is paid on the 11th. Can the institution charge penalty?

I want to also know how much would it cost do have a sells contract written up, and does a lawyer do this, or is it the responsibility of the buyer to pay for this sells contract. I believe it should be the seller, hes selling it and without a realtor!

My condo's HOA is full of rude and slow, lazy people. They do nothing much for a lof of fees. Our HOA fees are $206 dollars which is a lot for a complex of our size. I would like to know how I can get rid of them. Petitions? Etc? So then we( the residents ) can get a new company to run our HOA.

Has anyone ever done it??

I would like to sell my home and offer buyer's agents a 3.5% commission. In SC, I know I need a disclosure and a contract for sale.
What other papers would be needed to do the deal? it's a single family home. Also, if I advertise in the newspaper, can I stipulate that only those buyers who are prequalified for mortgages can tour the home.Is it legal to use that stipulation in an advertisement?
I simply do not have time for Lookie Lou's.

i have 2 credit cards...I only use one though...but today i got pre approved to the card that i really like...so i was wondering if i should close the card that i do not use (no balance at all)
i feel like i have too many cards already..but i really want this new card....

should i close then apply for the new one
or apply then close???

I've just moved in earlier this year in this 2bedroom apt in NJ. And now I want to move because this problem right here takes the cake. My landlord that lives downstairs went on vacation before rent was due. Now my bathroom for the second time, have a major hole in the sealing from a leak and everyday and night it leaks water. We can't use the toilet cause that's where the leak is. So we do number one in the tub and number two in a garbage bag or go downstairs and use his toilet. My husband did not pay him the rent because of this. I want to move, but he said we should wait it out. This house already had mice in it and bunch of mosquitos. The bathroom stinks and has little bugs flying around. We only really use it for the shower. I've videotaped everything. We don't have money to move, yes, but I want to use the two months that I had paid him when I had moved in. So now I asked, what you think I should do here? I also have children and we use our sheets & clothes on floor cause its wet

My boyfriend and i are going to be engaged and married within the next two years and we plan on buying a house. First off, I cannot be on the house loan because of bankruptcy within the last two years. But he has good credit, he has a car loan paid off, and he has only worked at his job for about 90 days though. He has no debt and he can afford an 87000 home on his own effort. But what my questions are, first off, how likely is it that he can even get a home loan being hes only worked at his job for 90x, but has done the same kind of work in two jobs in the last 6 years. And two, i am going to be helping him pay for the house, and i make as much as he does, can he consider my income extra income to boost his affordability of a house?

ok, here is the scenerio: a person is in foreclosure and risk losing their home, you put them under a contract for ($1-$500) and say you will buy it from them- but you dont! You then find an investor or someone else willing to buy the house and you give them the house if you get a finders fee from them. The finders fee can be anywhere from 1k-20k. The catch is, since you have them under contract, you get first dibbs on the house- but you turn it over to someone else for a small fee.

This sounds like a scam and I would like some feedback from someone who has very good knowledge of Real Estate.

Okay, so this is like the 5th time that friends or family have listed with a compeditor. I make contact once a month by mail, call every quarter and MY OWN FAMILY lists or referres to another agent. Even my own parents give referrals to other agents.... I am very confident that I am a good agent, I have even become a partner at a startup firm so I am doing good somewhere-? Can someone please help me deal with this and possibly a realtor tip me on how to talk with my Cousin?
