The LL cannot lock the door on you without formal eviction proceedings, and these cannot commence if monies in any amount have been accepted for the current month. Call the police if you have been locked out of your rented or leased space without proper eviction proceedings. A notice would have been posted, a document filed and served etc. The only way the property can be secured from you is if it was found to be a danger or hazard.

If it's a pattern, yes. If it only happens once, the landlord will have some trouble evicting.
A lease is a contract, the terms of the contract are rent payment on the 1st for example. Paying on the 2nd (1 minute past mid-night) is basically a breach of contract. The landlord does not need to demonstrate damages due to late payment, the contract is breached and thus no longer in-force.
Try not to get yourself into this situation, you're on the weak end of a legal argument.

If he puts a lock on your apartment before he has completed an eviction proceding, call the police... Its illegal... Have you talked to him.. Unless he wants you out of there for other reasons he would be nuts not to take that offer.. But legally he can and the outcome depends upon the lease and local laws... Call your local renters or tenants union....

Yes, of course! The rent is due on the due date, no later. Paying your rent late is ALWAYS grounds for eviction. However, if your landlord accepts the rent late that will preclude any eviction action for non-payment of rent BUT habitually paying late is grounds for eviction in and of itself.

i believe no you have to be over 30 -60 days behind then they have to take you to court to get the money then the court can and will stipulate a time frame and a agreement between both parties of how much and how long you have and then if that is not met then they can proceed with eviction proceedings at least in nyc that is how it goes tenants have rights also follow up on your rights and laws as a tenant

you need to read your rental agreement. in most cases the rent is due on the1st and late on the 5th or 10th of the month. they are written this way because most of us are not paid on the 1st of each month. so now then if yours says your are not late till the 10th then there is nothing they can do about being paid on that date. also, in every state you must be behind on rent for more then x amount (usualy 14 days or more) of days before you can be forced out. if you are not behind by that number of days there is nothing that can be done about it. also this clock resets each time you pay up in full.

You will need to check the leasing agreement if this is allowed. Generally, paying 1/2 rental fee each time is not a standard practice.

Yes, if your rental agreement says that rent is due on the first, he can evict you if you do not pay the whole thing on the first.
