My tenants are two weeks late. The rent is being paid by a company they work for and I haven't received rent. They insist the money will be paid, but that the owner of the company is sick. When do you push the panic button? This is month 2 of a 10 month lease.

Me and my boyfriend were coming home last night and saw this HUGE 2-4 inch brownish spider sitting on the wall by our steps.

http://i194.photobucket.com/albums/z282/zaje712/DSCN0833.jpg

Does anyone know what this spider is? Is this grounds to IMMEDIATELY leave the premises? We have an estimated move-out date is 10/1, but my landlords may try to keep us until 10/15... I don't want to be here anymore!!!! If you look at my previous questions, I have been trying to figure out what to do with this landlord-tenant stuff, and I feel as though this is just another thing to add onto our list of horrors. Please tell me what this spider is and if you know - CAN WE USE THIS TO MOVE??? Can I report them if it gets out of hand?? Please help THANKS!!!

I had attended a Conference run by the SDLP on Housing and asked a Question concerning Loans.

Will the Northern Rock fiasco due to the American Housing crisis have an effect on House Prices and affordability in NI?

We also have recently purchased a new car. Our payments are $561 a month on the car. Would it be worth it to take some of what we make on the sale of the house to pay off or at least pay down the car loan. The interest rate on the car loan is 9% and we owe $33,000 on it. We hope to buy our next house for about $230 - 250 K and put down at least $35,000. Thanks

My landlord had the electric compaby come to my house and was about to disconnect the electric, I pleaded with the guy who had me call the office and they took a deposit from me and put the electric in my name.
Can the landlord go back to the electric company and have service shut off because it's his house and i'm only the tenant.
The electric should have been in my name originally, but i needed a letter from the landlord, but he refused to give it to me. I only moved in early august and now the landlord said he is having problems with his wife and he wants us to move out by today so he can move his things in.
We do not have a lease, because at the time the lease was about to be signed, he had a fight with his wife as he claims and she kicked him out.
I have only been there for a month or so , what can i do legally, I am leaving but i asked him for me to stay until the end of the month so i can find another place, I paid him a security deposit and he's refusing the month rent.

My parents are buying a house for the first time, they paid for a surveyor (£300) to look at the property when they had their offer accepted (3mnths ago) now they are about to exchange contracts but their solicitors are telling them to pay another £300 for another survey, is this normal or are they trying to make extra cash?
The solicitor arranged the first survey.

I moved out of an apartment nearly two months ago. I took advice from a Renter's Rights website and had my landlord meet me at the apartment for a final walk-through. He was satisfied that the apartment was left in good condition and even said the place "looked great." I asked him to sign a "waiver" I typed saying that he agreed the apartment was left in satisfactory condition and that I am no longer responsible for the apartment after the lease expired. Now, his wife (joint landlord, who was not present at the final walk through) is threatening to sue for "damages" to the carpet in the apartment. Can she do this? Will the waiver her husband signed stand up in court if it goes that far? It's been nearly two months since I moved out, can she even still try to sue for so-called damages?

I'm am getting ready to come home from Iraq and want to buy a home. I do have some money saved and a credit score of about 690. With the housing market the way it is, VA loan or conventional? I plan on living in the area for 5-8 years. Also if I use the VA loan, is it better to go without the down payment and put the money into the home? If it matters, I'm looking at homes around 125-150k. Thanks!

Specifically, I had a tenant move out with no notice at the end of July (the lease requires a 30-day notice). I was able to get the property re-rented on August 24. Is the former tenant legally liable to pay me ALL of the August rent even though I only lost 3 weeks of income?

Owed taxes meaning that the owner hasn't payed taxes on it, and the home is about to be taken from them.

The space rented out is in a commercial area. The tenant is a close friend of my brother. She will not give me a copy of her lease contract. I have informed her verbally before she occupied the space that i am part owner and the lease contract should be signed by me and my brother. She went ahead and occupied the space without my knowledgeand said that she has a contract with my brother. I don't know how to go about this legally.

Upon selling a house how many years are you allowed before paying taxes on capital gains IF you do not buy another house?

Last year I sold my house and was almost over paid. I noticed the principal was lower than what I actually owed.

Confused I mentioned this to the title personnel and they corrected the actual principal amount and paid me what was expected.

My question to you is if I did not mention anything would I be liable to return the amount over-paid? Would there be any possible litigation or tax issues?

Whilst i dont think it will, and i have listened to the news which states that some of the stories surrounding NR are exaggerated to the max it did get me wondering what would happen if NR or any other bank went into liquidity. Would i simply have to continue paying my mortgage to another organisation?

Obviously I AM REALLY GROSSED OUT.

I noticed one roach in the sink on my first day. There were a couple the second day. On the 4th night, I opened my dishwasher and it was FILLED with roaches. I have been running my dishwasher constantly to keep them from coming in. I have plugged up my sink.

They cleaned this place before I moved in. Someone must have noticed there was an infestation! They probably sprayed, which temporarily fixed the problem just in time for me to move in.

Obviously I've complained (yesterday) and there's been no response yet. I'm really pissed off.

If you've gotten this far, thanks for reading my rant. I just don't think it's okay for them to lease me an apartment that's already infested!

I have the option to purchase a home for roughly $100k below appraised value and currently own a home that I am considering renting. How can I go about purchasing this new home and using some of the equity to pay down my current mortgage in order to lower the cost and enable me to break even while I rent and wait out the market?

Does this sound like a solid plan or not? What else do I have to consider?

I want to eventually travel and move around alot (touring musician). I have this dream of being in a band and singing. So I don't know how the "owning property / taking care of it" thing is gonna work. It usually doesn't for musicians.

I also want to make a decent amount of money. I am about to graduate from college. I cant wait to move out but I'm apprehensive about renting because I dont want to throw money out the window ( althought its not so much about the money). My parents were poor and spent thier entire lives renting ( Sad, and our land lord lived right above us)!

anyway, i was thinking of getting an apartment like how my landlord had and renting out parts of it. Like a three "home" apartment and living in one ( which would mean I rent out two "homes"). After awhile I would be able to go on tour and the other two tenents would pay rent and support my property.

I just bought a house and I am going to have 2 other guys living with me. Before, we were looking at simliar houses to rent, and they were about $1300 plus utilities. My mortgage payment on this house is $1,200. How much should I charge each roomate? Each guy will have his own room. And how much should i charge each of them if we decide to get 4 total guys (all in separate rooms). Let me know what you think.
