Okay, so this is like the 5th time that friends or family have listed with a compeditor. I make contact once a month by mail, call every quarter and MY OWN FAMILY lists or referres to another agent. Even my own parents give referrals to other agents.... I am very confident that I am a good agent, I have even become a partner at a startup firm so I am doing good somewhere-? Can someone please help me deal with this and possibly a realtor tip me on how to talk with my Cousin?

I am a full time agent; been in the biz for 3 yrs- I do lots of promotion and I am a top producer in my catagory. I have talked with everyone who has listed with others and they just say they forget- while they have a coupon from me on their fridge and my calaneder!

Well believe me it happens to us all. You should call this latest family member and point blank ask why they chose to go with another company. Are you working for a major franchise or an independant company? Sometimes sellers want to go with a well known real estate company. There has to be a good reason why they do this. Are you a part time realtor? How experienced are you?

Anybody can uncover out the customer and the vendor of the estate. All you need to do is move to the county court docket apartment and seem within the public documents. Or, if the documents are to be had on-line, you'll seem there. You won't uncover the title of the realtor that indexed or bought the estate. Another realtor might uncover that know-how for you. So who cares if she purchased it as an public sale or a directory? It's now not relatively anbody's industry.

My advise is don't take listings from family and friends, if you want to be friends with them for longer. I never!!! take listings from Family and friends - it is just not worth it.
Even that i am a Full Time Realtor since more than 15 years and have all the expirience to serve them well, i still don't do it.
I even had friends who wanted to list their home with me very bad, but when i explained to them that our friendship is way more worth than business they were ok with it. I did help them to find another Realtor so and i will look over every offer they get to discuss and anwer questions they might have.

Old saying , ' money dealings ruin family & friendships '.
Some people believe in the separation because conflicts can be catosrophic on multiple levels .
My last realtor sold property for her parents ,
Which resulted in them no longer speaking to her .
As she lived in a property that was close ,
She had to move because seeing them everyday turn away and refusing to talk to her was too much of an emotional toll .
If you are otherwise successful , don't sweat it .

You should be getting your name out there. There should not be a person that you are in any kind of contact with that does not know what you do. Call more and mail more. Offer your family and friends deals and incentives. Offer them a referral bonus for deals you close. MONEY TALKS!

Many families do not mix business with family to avoid hurt feelings and anger issues.
If you want to help your family make it clear that you will give them 100% if your commission toward their purchases. Otherwise, if you are going to be earning money from them they are obviously more comfortable doing business with someone with no emotional attachments.

Is it possible they are not comfortable working with family? Family coworkers is workable. Family as clients usually leads to a LOT of problems.

My guess is that they do not want you to know that much about their financial affairs. I would not work with a friend or family member in purchasing property.
