I have a relative that wants to take over my mortgage but she cannot get approved for a loan because she have a low fico score. I want to help her out, that's why I want to find out if it's ok to transfer the title to her name and I remain on the mortgage. Will it work if we do that? What's the best way for us?

Our RE agent was with us for a LONG showing where we met the owner/seller.

Later, after thanking the seller for a kind gift (a book he wrote), by phone, He invited us back over for a moment.

As it was very preliminary, we went without our agent, to listen. He did explain some unusual challenges he faces in the sale. Its been listed 7 months with no offers. We did not come to terms or strike a deal of any kind, but got a better idea of what he wants (to remain on the property for 5 years for example).

We now feel ready to make a formal offer. We have called our RE agent to write up the offer, per normal protocol, and she has said that since we have spoken directly to the seller without her knowledge, she is certain she will lose her RE license. This seems totally emotional and silly to us. According to the 1st amendment we can talk with whoever we want. She gets paid of course, but is sure we have ruined her. Is she right? Does she have any liability at all?

i have moved out before into a flat with a mate! And she has lived in Australia for a year. What do you think is the best option, rent for a year to make sure we can live together or go straight in and buy? We are both living in our parents homes at the moment, and are both eager to get our own space! We are both 30 and have been dating for 10 months!!!

My roommate moved-in in May. He did not sign a lease or any other papers. Everything was done verbally. We agreed to $485/month rent and $200/month for June and July when he would be gone. It's September and he has only paid me $680 of the $1885 he has owed me, and it has taken me asking him each time for him to give me any money. He has had friends over for weeks at a time running up all the bills and using my stuff, and he is a disgusting slob. I told him in late August that he has until October to be out and I'll waive September's rent knocking down his debt to me to $690 just because I want him out that bad. I'm afraid he can get the backed rent to me, but I still want him out. Do I need to get him to sign something? If so, what? What do I do if he isn't out by October? And is there any hassle-free way to get my money?

A tenant moved out of my house, and told the neighbors he was done and wouldn't be back. He left furniture and other items in the house, which now need to be removed. Do I have to try to find him, or store his stuff for any length of time before disposing of them, and can I charge him for disposal? It did not occur to me to put this in the rental agreement.

I'm on the market to buy a house. I put an offer in a house recently, and even though I gave them a pretty reasonable offer, they countered it, though for not much more ($1,500). Some people are telling me I should counter-offer their counter offer, but it seems like a petty thing to do since it's such a small amount. What should I do? Is it worth countering over?

My wife and I are talking about purchasing a new mobile home. We have been renting an apartment for 3 years and have a baby on the way. We currently have a 7 year old. She just started working, so we bought a new civic (which was much needed). We started house shopping but found out, since we cannot include her because of her past credit, we cannot finance a house in our area even though we can afford it. We like this area for the school system. We want to be able to afford a home, and for her to go back to school in the future (no more income if we purchase a house). We started shopping mobile homes, but I hate the depreciation. For the m.h. we want, they require $2500 down. We are trying to save that up, but I was thinking we could pay off her debt with that and buy a house, but we still will not be able to afford a home in this area. I do get overtime, raises, and promotions at my job, but I don't want to rely on that. We want invest , while she goes to school. Thank you.

I have a signed, written conract with someone in the form of a commerical lease. I man have verbally agreed to amend that lease with the tennent. But the next day I had second thoughts. I might want to change my mind and not amend the lease in exactly the terms which I discussed with the tennant.

The basic gist of the proposed amendmant is to let the tennant out of the lease. I will still agree to that, but the terms which I would like to require of the tennant may be slightly different than what I might have agreed to.

So now my tennant has brought to me a document from his lawyer to ammend the lease. Its basically what we discussed. But I might now want to ask for something slightly different, such as an additional month before the lease ends.

What do you think?
Since I have verbally agreed to amend a written contract, do I now HAVE to do it? Do I have to sign the amendmant after having told the tennant that I would sign it if it contained what we verablly agreed to?
