Very bizzare. I am buying a property from a lady who owes a 1st and a HELOC with WAMU. She opened the line back in July, got one statement and after that there was some fraud on the account, someone tried to wire money to the acct and she took some of that and put it over to her wamu checking acct. As soon as she saw it was fraud she shifted the money back to her credit line. Wamu shut the line down and she has not been able to get a statement from her since. She can't get answers or make any payments (on the amount she is responsible for). I had a prelim title report done and the first is the only thing that shows up. It is as though it dissapeared. So I want to buy the house from her (no agent). My plan is to transfer the deed and then refi it. I guess I can get title ins but I don't want trouble down the line (for her either) on this HELOC. I did find out that the acct is in collections. they even told me how much to get it current but they will not take her money to do it.

In Aug. 2006 I moved to Chicago, to go to Grad school, with my then boyfriend. The lease states that he is an occupant. My credit as well as my father's was run for the lease, with my father co-signing. As the months have progressed things have become unbearable and we are not together. He constantly lies about what he is doing, has cheated on me, posts on craigslist looking for girls etc. He does not have a job & barely pays me the money that he owes me for rent and bills. He does not clean up after himself (i.e. food, wet towels, clothes etc) Each month, he gives me less than what is owed and I must continually ask again and again. I have tried telling him that I want him to leave, it doesn't work and he threatens to take me to court because he says he "is on the lease" and has "legal right to be here." I want him off my lease and out of my apartment. When I approached my landlord about the situation he said there was nothing that he could do. What can be done?!?!

(this is my 30 day final notice and negotiation/agreement combined)

Please take notice of my intention to vacate the residence located at (address) within 30 days of today’s date Wednesday, March 07, 2007. This is my 30 day notice.

However, If my short notice is agreed to without penalty, I would rather leave on the date of March 31st 2007 with my full deposit.

If I have completely moved out and returned possession of the premises to the management on the day of March 31st 2007 my deposit should be returned to me in full; as long as I leave the residence in a clean and undamaged condition.
In addition to this agreement, I tenant, Daniel William agree to make the premises accessible to show prospective tenants or purchasers at any and all reasonable times whether I am present or not.

I Agree___Daniel__William______

I Agree _____Management?______

I have a friend who is on state help. she didn't recieve her check on time and couldn't pay her rent ontime. her landlord gave her a notice of eviction that she has to be out in 6 days. she is 22yrs old, has a 2.5yr old daughter and in a high risk pregnancy (has a weight limit of 10lbs.). can the land lord actually evict her within 6 days in her condition and knowing that her check didn't arrive in the mail. she contacted the department that her check comes from and they told her that she has to wait 10 days before reporting the check missing. i just want to help her so any information or website links will help. just to let you know this is for the state of wisconsin (milwaukee county).

The lease on my apartment runs until November. The landlord had the property up for sale, and some lady has purchased it. She is going to tear the apartments down and build condos, and wants control ASAP. Her agent is offering me two months free rent at $2500, and $500 for moving expense to leave by August. I am getting a bargain here, and i know that i will be paying possibly $250 more a month to relocate in this same neighborhood. The $3000 i would get from the buyer would only cover that increase in rent for one year, and then i would be stuck paying higher rent after. I didn't accept the agent's offer, i asked for reimbursement of $8300, which would cover the rent increase for almost 3 years in a new apartment. He told me that i was trying to get too much, and might as well just stay until my lease runs out cause it wouldn't happen. This property will make millions for the buyer. Am i being greedy?

I have a room available in my apartmentm, which I have advertised. I am meeting a possible roommate tonight; what should I ask him?
I've never interviewed for a roommate before.
I want to make sure he's not an axe wheeling, maniac, drug dealer. Cos first impressions aren't always accurate! LOL.

I thought you could write off your total mortgage payment when you rent a house, especially when your mortgage is higher than what you get from the renter, my tax guy said only the interest is a write off is this true?? and of course all the expences are a write off also.

I live in NY, Queens Astoria. From what I understand, I have to give my landlord a 30 day notice that I am leaving. It is allready march 6th. If I give them a written notice tommorow, the 7th. Can I leave April 1st? Is the landlord allowed to charge me out of my deposit for remaining days of April 1st through April 7th?
I have just actually given a 30 eviction notice to the subleasers in my apartment to cover my bases in case they dont leave. Allthough they claim they are leaving by April 1st. But from what I understand, they are allowed to stay as long as they wish untill they are served a 30 day no quit notice. So thats the only reason I served them one, to cover my bases. I hope I did the right thing.
Also, the landlord can charge me out of my deposit if the subleaser stays without paying even if I leave right? This is not a legal sublet. I suppose that would mean, the landlord would have to evict her, and sue me for any extra days that she spent
