These townhomes/condos provide washer, dryer, refrigerator, stove...and for the most part these appliances are brand new. These Townhomes/units are built with concrete blocks for the safety of hurricanes. What are some things to consider when before making the decision to rent out a townhome or a condo? Any Advice?

I just discovered that my roomate took money that I gave her for bills, spent the money, and didn't pay the bills for that month. Obviously this is not a person I want to continue living with. I don't necessarily want to go through with police or courts if I don't have to, I just want her to pay the bill and leave. We live in an apartment and my name is on the lease but hers is not. It's a 1-year lease. What exactly is her legal standing? When I tell her to get out, how much time do I legally have to give her? I have seen some sites on the web that say 10 days is legal in Philly if you give written notice, but that seemd to be from landlord to tenant, and I wasn't sure what I could do myself. I want to be sure that I do everything correctly so that she really does legally have to leave when I say. Does anyone know the laws, and please cite some sources so I can check it out myself as well. Thanks!

Is it best to refinance in the trust or to sign the house over to a family member with better credit and refinance and then put into trust?

I recently did a loan mortgage loan application, and my aunt who is in the mortgage title business, told my mom that I shouldn't believe the monthly amount she quoted me (which included taxes and insurance). She said it would probably change. Why would it change?

Tenancy agreement not signed by other person so I am deemed by lessors to be responsible for all rent. I have written, e mailed, texted my x flat mate (not a boyfriend purely a flatmate) he has sent £120 of the money he owes which including bills and council tax etc is in the region of £2.500. I am paying all of his debts off in small additional payments each month to avoid eviction and disconnection, but I really can't afford to do this, I have full overdraft and student loan that I am unable to reduce because of this (not my) debt. Any suggestions please.

If I give 30 notice to vacate, do I have 30 actual days to get out or one rental month? I gave notice on February 1st and my landlord wants to deduct one day's rent from my security deposit because I still had possession of the keys on March 1st. Technically, 30 days means I would have to turn in the keys on March 2nd and I was only there to participate in the final inspection - which the landlord refused to do because she said I 'still had possession of the premises'.

My landlord has in the lease a date by which repairs to my apartment were to be made. He broke that lease and I have not had use of one bathroom since September. NY limits small claims court to $3,000.00. Can I sue in landlord/tenant court for all my damages which is more than $3,000.00 because he broke the lease?

I've never rented a home listed by a realtor before and we are going to be selling our home and renting because rent in our area is about $1500 less than a house payment. I'm sure they run credit but what type of score are they looking for? Is it like a mortgage company where if your score isn't 720 you pay a higher rent or deposit? We've rented before, should I get a letter from our old landlord stating how wonderful and neat and clean we were?
