These townhomes/condos provide washer, dryer, refrigerator, stove...and for the most part these appliances are brand new. These Townhomes/units are built with concrete blocks for the safety of hurricanes. What are some things to consider when before making the decision to rent out a townhome or a condo? Any Advice?

For the most part these townhomes/condos are fairly new..one being built in 2004/2005, and the other was just finished being built in 2006

History of WATER DAMAGE. This includes roof replacement history (how often and when was the most recent replacement), mold problems, flooding, ground seepage, or water contamination. And also ask about pest infestation, especially ants (and maybe termite history). Think about average montly utillity costs; your biggest utility in Florida will be electricity because of the almost constant need for A/C. Do the units need any obvious updating or major renovation. You said that the appliances are new, but what about flooring, windows, paint, or bathroom fixtures/plumbing? Is there a condo or homeowner's fee, how much is it, and what does it cover? If you are the landlord, then you will probably be responsible for this, but you can include it in the rent. Availability of parking (this is always a big issue). Basically, these are the same issues that you would consider when purchasing or selling, but they may not be as expensive to deal with.

in a great number of cases, the owner wont inform you something like crime contained in the realm. you need to call the police station and ask some questions there which i guidance doing. i'd ask if any utilities are protected is there 24hr maintenace is there emergency upkeep i.e. water pipe burst, no warmth in iciness, etc. how lengthy is the waiting era for upkeep requests if something breaks, i.e. window, door, etc do you may want to pay something to get it fixed is the homestead cable (television) waiting? study over your lease very intently. do no longer "velocity study" if the owner is in a "hurry". solid success!

Repairs and maintenance - what are you responsible for?
Noise - if you are near the beach, there will be a lot of traffic and pedestrian noise
Parking - is it included?
Rent increases - are you in a rent controlled area?

In Florida insect control is a big factor. Make sure they dont a have problem with that.
