The property has a loan from the mortgage company that I pay monthly, taxes, insurance, etc.. A relative died with no will and the property has her name solely on the deed. Is my only alternative probate court to get my name on the home? Can the mortgage lender "take the property"

Her dad left her 2 acres of land with well and septic tank, double wide mobile home and mobile home is all messed up now, needs to be totally remodled or bulldozed. She is concedering selling it all for $20,000 to a good friend of hers. We can't keep it cuz we can't afford to redo the mobile home and it's just been sitting getting behind on taxes. I paid $1500 for back taxes to save it for her,but is still just sitting. Everyone is saying that she's not asking for enough money. If she does sell it $8000 goes straight to the funeral home, cuz they have a lean it,then $3000 to pay probation off and $1000 to get her licence back. Can someone please give me some good advise?? Thank you!

My house is valued at 199k, I owe 103k on a mortgage of which I have 18 years remaining. The house I want to buy is 250k. Would it be better for me to reduce the term of my mortgage to 10 years and stay where I am for another 5 years - then remortgage and buy the new place, or buy the place now - this would involve extending the term of my mortgage to 25 years again. Help appreciated.

I would like to hear from professionals as well as amateurs in the field of real estate who have tried his techniques. Does his website which promises to give pre foreclosure listings nationwide actually work. In a free seminar i attended, they said, there would be atleast 9000 listings for the houston area. Also the personal advisors will look up the MLS for any property and will advise us of the fair market value of the property. Also that there are plenty of private investors who will lend atleast 80 % of the FMV of the property, not the purchasing price as banks and other lenders do. I wonder how much is true and how much is hype. Would like to hear from those who have tried his methods and signed up for his programme

My sister is currently under a rent-to-own contract for my house. I am considering refinancing (I pay more $ than she pays me because of an adjustable interest rate) and wondered if I should/could refinance into her name so she can have the house. Her credit isn't that great and the contract is up in 4 months. I don't think she'll be able to buy it then, but I thought refinancing might help. Can I do this? Will my name come off the title? Will it help her buy the house? Will I be able to refinance in her name for the agreed upon sale price? Thanks for your help!

A few years ago, I had a mortgage with Bank A. The rates went way down so I refinanced with Bank B at a lower rate AND a shorter term (went from 30 year to 15 year.) Why would Bank B want to offer me something like that? What is in it for them? Please advise. Thank you!
