I live in the state of New York and my landlord lives in Utah. I have been sending her a check every month for rent, however this month she hasn't cashed it, nor has she returned any of my attempts to reach her. Does anyone know exactly what I should do?

Give it some time. Maybe she is away on vacation or business, or whatever. Keep trying to call her and keep a log in a notebook of dates and times you've called. If you can't reach her by next month, don't send her a check. She'll get a hold of you then.

I knew a similar issue once, the landlady was elderly and rarely managed getting to the bank during the winter. So when the renter realized that the discrepancy in his checkbook was all because of the landlady, he called her to see what the problem was - or if she was even getting it. She was, she had them (2 months worth) and would be getting to the bank when the weather was clear enough for her friend to take her. The problem was resolved when she sent the renter deposit slips to her bank and the rent was mailed directly to her bank during the winter.

Other than that, any number of possibilities here - she could be on vacation, could be traveling, could be in the hospital, could be any number of things. Unless you need something on an emergency basis, give her some time to get to it.

Then again, is she elderly?

Sit back and wait for her to respond. Make sure you have copies of all correspondence you sent her. I hope you sent them certified return receipt requested, because the letter has to be signed for before the postal worker can deliver it. If you haven't done that, send one more letter with your concerns and proof that you sent something in case the situation becomes a problem.

As long as you have proof of payment sent (in case someone else is covering for her), I wouldn't be too worried about it.

She could simply be on vacation, or dealing with a family emergency. As long as there is no emergency for you, stress about something else......

Who do you call if you need repairs. Call them and see if they can contact her.
