My sister is buying a home for 131,700. This their first home and they went through a company that supposedly finds them the best loan possibly for them and then the get a builder to start building their home over the next six months. Their credit score is in the low and mid six hundreds and they are looking at a fixed interest rate of 9.3%. the taxes are about 310 monthly and the insurance is 127 monthly. Im helping her go through the paper work and I notice that there are two loans being combined, one for 104 thousand and the other is around 27 thousand. Can you do this? I want her to know as much as possible because they are set to close on March 13, 2007 and I want to make they can afford this and that they are actually getting a good deal. They make over 4000 monthly. Please provide any information possible and thank you in advance for any responses. I would hate for them to get in over there head.

I was hoping to have my friend co-sign a home loan (she is my boss too). I'm sure she's willing to help me as she mentioned about this before. She owns a home, 2 stores and her credit score is over 650, mine is very low (bad credit). Can I still get home loan even I have bad credit? I'm considering purchasing a mobile home(2b,2b) in Canyon Country, CA (Santa Clarita area), but I'm still not sure if it's a good idea. I currently pay $825.00 a month for rent (Sherman Oaks, 1bed). I work in Canyon Country (pays about $200-$300 for gas/ month). I'm thinking is that if I bought a cheap mobile home there I could pay about $700 in space rent&about $450 a month in a mortgate payment. So I would save some money, time and the important thing is I will have bigger space and little yard(I have 2 dogs),+ in the end I would own something. My husband & I have only $8000 for down payment.I don't think we can afford a home in that area? Our income is about $4500/m. I would very appreciate your answer

I'd Like to put this 40K for a down payment on a home, however the maket in Orange County CA. is not doing so well. The cost of housing was realy high until recently they started to go down. I'd like to wait for 1-2 years before doing this but where would be the best place to keep my money and maybe make it grow a little.

Hi, I'm in California, my ex landlord doesn't return my security deposit and today is the deadline, I haven't received anything in the mail. I was wondering whether I am supposed to expect the check/ list within 21 days or he has 21 days to MAIL the check. How much longer should I wait ?, and if I don't receive any money, what's the next step?, a lawsuit or a demand letter?. Thanks.

to have the seller do seller financing? I do not have the cash to give a huge down payment, but the property would be paid for by the property it self. I am not concerned with no rental income there will be enough units to cover.

I just bought a house and they did not take their stuff out yet. How long should I give them to get it out. Is the stuff in the house legally mine? Thanks in advance.

My boyfriend is applying for a FHA home loan today, he has great credit, 700's and has had a job for awhile. The only thing is that he has cut back hours lately because of going to school and work and they asked for his last month of pay stubs. Usually he makes about 1500 a month take home but has only made about 100 this past month because of tests and essays and what not. Will they not accept him based on this? Not to mention that was an intern, he has been hired in at chrysler for the summer making 3000 a month (750 a week).

My husband and I live in a home that will only sell if we list for $40K under market value. We don't want to sell for that low but need to sell in order to buy our dream home. If a builder could buy our current home for market value we would build with them for a house that is double the price of our current home. Thier incentive would be to make a sell on a $500k house. This happens to be in a new neighborhood where the house would be built and they still haven't had their first buyer (homes for sale since Janurary 1st, 2007). They're very motivated, that is why they have chosen to offer $90k in upgrades and perks.
