Her dad left her 2 acres of land with well and septic tank,double wide mobile home and mobile home is all messed up now,needs to be totally remodled or bulldozed. She is concedering selling it all for $20,000 to a good friend of hers. We can't keep it cuz we can't afford to redo the mobile home and it's just been sitting getting behind on taxes. I paid $1500 for back taxes to save it for her,but is still just sitting. Everyone is saying that she's not asking for enough money. If she does sell it $8000 goes straight to the funeral home,cuz they have a lean it,then $3000 to pay probation off and $1000 to get her licence back. Can someone please give me some good advise?? Thank you!

Not enough information. It just depends on WHERE the land is. Call a local realtor. Drive the neighborhood and call some of the agents you see on the signs there. Get multiple opinions - but do it FAST! This won't cost you anything, but the information could save you a lot!

before you give the property AWAY- contact a Realtor- have him run some comps to establish the correct price. This will cost you NOTHING. Even if there are liens big deal- that will come out at escrow. If it is at all feasible to sell it and still get a profit- then go for it- it is just a pain to sell by yourself. Let an agent and escrow handle ALL the business. Either way get the comps. Oh, if the Realtor is asking 7%- then say you can have the contract of sale for 5%- its all negotiable.Also, have him run a net sheet to see how much of a profit you will walk away with if listed

Where do you live? How much is some other land going for?
I live in Az and sold 2 acres with a 99 mobile home and a garage mobile was in good shape and we got 115,900 for it..
I guess if you need the money and if someone is willing to buy it I say unload it, in all honesty mobile homes dont have a good re-sell valve and most people dont want to spend money to update a moblie home so take the money for the land..

The mobile home is worthless, all the value is in the land. Get an appraisal. If selling gets her out of debt and free of the law, consider the value in that. Depending on the land, $20,000 sounds good. Leaves a profit of $6,500.

Well, I don't know too much about realestate, but I know that 2 acres with water is worth at least a little bit more than 20,000. I have seen 5 bare acres go for 90,000.

if you are talking of 2 acres in manhattan, well, she should be asking for 80 millons but if it is located in gonzales, texas, probably 2000 dls is more than fair.

you do not say where you are. Where i live 2 acres could go for as much as 500kplus. Now if you live in Arkansas then 20k sounds pretty fair.
