Houston is still growing, but they have no zoning laws. You can find homes and businesses side by side, so be careful about location. Like any town, Houston has neighborhoods which are being revitalized, so a good realtor can point you in the right place. In general, TX does not have the rapid appreciation like other states e.g. CA, NY, FL, AZ, etc. but in the long term TX realestate has stable, modest growth.

Equity is always good! No matter where it is, it is a good thing.
It can be worth investing in rental property, if you (a) know how to manage the property and if the financial numbers work out profitably.
