I am looking for example of financial analysis in Excel format for any commercial properties . I would really appreciate help if you can refer me to any webs which got this info.

what do you mean by financial analysis? Do you want to analyze cash flow or what?

There are many out there. Some are rather simple and might be free. Others are complex (many tabs in one workbook) but likely have a fee.

Just what did you want to analyze? Note that some published authors of commercial RE books will have website or electronic copies of their tools. You get a copy when you buy the book.

The CAP rate, NOI calculation and a few others are rather simple and can be easily put into a spreadsheet if that is all you want to do. Either get in touch of check out some of the books where they step you through the formulas. The two cited above are really very simple but fundamental to how commercial property is valued.
