(this is my 30 day final notice and negotiation/agreement combined)

Please take notice of my intention to vacate the residence located at (address) within 30 days of today’s date Wednesday, March 07, 2007. This is my 30 day notice.

However, If my short notice is agreed to without penalty, I would rather leave on the date of March 31st 2007 with my full deposit.

If I have completely moved out and returned possession of the premises to the management on the day of March 31st 2007 my deposit should be returned to me in full; as long as I leave the residence in a clean and undamaged condition.
In addition to this agreement, I tenant, Daniel William agree to make the premises accessible to show prospective tenants or purchasers at any and all reasonable times whether I am present or not.

It is ok, as long as you proposal is accepted, if you are breaking you contract, or trying to, better receive feedback from you landlord first, and then think what to do, because he is in his right to keep you deposit in that case.

Many leases have no clause providing for the cancellation of the lease.READ YOU LEASE CONTRACT.

Be prepared for anything...Some landlords are DOGS............

Daniel, you are not going to get back your full deposit if you did not give a full 30 days notice...that's just the law. What I may suggest is you put in your letter what the prorated cost for the 7 days that you are not going to be there (your rent divided by 30 days, then multiply that times 7). You should have the actual figures in your letter...whatever they may be. This covers your *** in the event that they agree to it, but never pay you or don't pay you ALL of what they should. If the numbers are in the letter that they sign off on, then there is no denying it if you ever have to take it court.
