Renting & Real Estate - August 2006

My boyfriend and I used to to live in NC, where we have a beautiful 3 bedroom home. Last November, my company offered me a job in NYC, so I moved into an apartment in NJ. My boyfriend stayed in NC, with the hopes of getting a job here. He hasn't had any luck yet. In June, I was laid off.

My lease says I have to give the landlord 45 days notice. After I lost my job, I gave him a written notice explaining my issue. And he called me, and offered to lower the rent in order to help me until I found a job. I have been on several interviews tho. Do I have to give him written notice again (starting the 45 days start period over)? OR can I just tell him, I appriciated the offer for temporary reduced rent, but since I haven't found a job, I will be moving out the end of August????

My b/f doesn't want me to give up and move back to NC. Am I being realistic or am I giving up? Our mortgage payment, taxes, insurance is half the price of the rent!!! What do I do?

craigslist, westside rentals, and the other typical internet sites? I've tried all those. Are there big property management companies or private parties that I can find a way to contact? And I never see "houses for rent" on the typical sites either? Is there a special site for that?

I recently moved out of my apt that I had for a few years and my landlord gave me permission to have an inside cat. I have had problems getting the smell out of the carpet so my land lord told me to do my best to get the smell out if I wanted my deposit back. He said he could not rent it because of the smell. I have recently been sick with streep throat so I have not had a chance to do much in the last few days. I went today to spray it with a new cleaner when much to my surprise someone is in the middle of moving in. Because I was sick I paid an outside company to come in and clean it which cost me $90. Can he do this to me? Can he rent the apt out when I do not have my deposit and still have the keys?

Okay I recently moved into a small bedroom apartment that is very noisey. My door is located right next to the hallway exit door and every time people leave in and out I hear the SLAM! of the door. Even when I go into my bedroom and close the door, I can hear the exit door slamming. Its very annoying. So I decided to put a phone book by the exit door so that it stays pryed open and I dont have to hear it opening and closing. My landlord says I cant do this- but I told her its too loud when it slams. How can I solve this problem?

I live in a 4 br house with roommates. One recently got married and moved out, so I decided I would rent his room and use it for my home office. I work remotely as a loan officer for a reverse mortgage company based in So Cal. My landlord now says it's not legal for me to use the room or any part of the house for my work purposes. I use my home office for phone calls and administrative purposes. I meet with clients in their homes, not mine. He says there are insurance/zoning laws which prohibit me from doing this. I don't believe this is true. Everyone has a home office these days, including my landlord, who lives about 20 miles away. Any qualitified advice and/or resources would be greatly appreciated so I can give him an educated response. Thank you.

The California Real Estate website says that there are three courses required to get your real estate license. These classes are offered at community colleges but there are also many online courses offered through private companies. Do these courses count towards any or all of the classes required in order to get your license? I have a college degree does that change anything?

Now, I'm not talking about getting way TOO personal... but just a general idea of what's been going on in your life. Normally I would say this isn't a good idea. But my own rent is late for this month. And my lease says that you can just pay by the end of the month with a $25 late fee. Plus my landlords have seemed like reasonably nice guys, and they keep up the buildings etc. (In other words, they're not heartless slumlords, heheh.)

So at first, I didn't think to tell them my personal reasons why my rent would be late. I thought, "They don't need to know that." But a couple days ago my landlord came by to ask me about it. He wasn't rude, but just sounded like he wanted to know what was going on. I was in my towel so couldn't open the door, and it was a little awkward. So now I have written to them to tell them what's going on, and also let them know that I'm not planning to blow off my rent.

So what I'm asking is...would that just be annoying? Or would they wanna know?

We are Canadian. living in Ontario. We have signed a contract to buy a house and have put $2,000 down as a deposit. My husband and I are now thinking of separating and if we do, we do not wish to go forward with the purchase. Will we be sued by the real estate company or the seller. We would appreciate any help we can get. K.B.

My landlord is fictitiously claiming damage to his rental property. There was no damage inspection sheet filled out and signed by the tenants and landlord. Also no photo documentation. Is it just my word versus his or is there ground for me to stand on in court?
